I buying a house using a government loan. Just finish sending back acceptance loan offer letter to gov and paying extra diff for deposit. The house cost 250k and I take 240 loan from gov.
Then today I receive a call from a lawyer saying I need another 2k for lawyer fee for loan agreement for a gov loan. Never heard lawyer talking about this, so I quite confuse. Before starting all this process the lawyer give me a letter about the fee (for SPA) which amounting around 4700.
Just wanna confirmation about this 2k lawyer fee for loan agreement. This is different than 4700 which in first letter I receive from lawyer.

SPA fee & loan fee are 2 different things, you can actually pick diff lawyer for loan if you're not satisfied with their service when handling ur SPA

Just hoping they tell us earlier most of the costs involve, is less than 100 never mind la, this over 2k. I believe they should mention earlier. Anyway, how much does loan fee? SPA I believe pay by developer.

For loan fee, 2k is about right I think. I got mine cheaper cause my property is only 1/3 of ur property cost.

You took a 240k loan, and it only cost you RM2k for legal fee... that's pretty cheap already...

It's government loan.. Now need to adjust the budget. Quite frustrated that's the lawyer never mention about this.. SPA already cost 4700 excluding lawyer fee which paid by developer.

QUOTE(aneip @ Jun 16 2008, 11:54 PM) It's government loan.. Now need to adjust the budget. Quite frustrated that's the lawyer never mention about this.. SPA already cost 4700 excluding lawyer fee which paid by developer. There is always stamp duty. I believe the rate is 1% for the first RM 100k and 2% for the remainder. I checked it out when I purchased my house. So in your case (RM 100k x 1%) + (RM 140k x 2%) = RM 3.8k already. Add with the other disbursements and etc and yeah, 4.7k is quite ok
