hi my fren..
just wanna ask for opinion..

i just view a double storey terrace house at sect 4, bangi
these are the details:

- asking price : RM 170,000 (it was mentioned by the agent that the market value of the house id RM 220,000)
- 22x75 sq ft
- leasehold
- built on 1998
- 4 rooms + 3 bathrooms
- intermediate unit

note : i wanna stay at this house NOT for invesment

1. so, may i get your comments before i seriously thinking and decide wether on buying or not...
2. is it true that market value for that area (sect 4, bangi) is RM 220,000
3. i thinking of hire a valuer to value the house.. what is your opinion? and can u suggest me valuer..

y don't u use the address n check with the bankers?

use other real estate agent tht cover bangi area to check the price too.

whether worth it or not, other than market price, it also depends on whether u think it worth / fits ur budget n expectation or not.

1) Find address and look at house. Check for flooding.

2) Ask why house owner is selling??

I bought a house in seksyen 3, bangi perdana. 20x70, intermediate for RM230,000. But the bank valuer told it the market price supposed to be around RM240,000.

i bet the bank valuer just value based on the market price n location, and did not do actual valuation at site, things like leaking roof might be the reason for urgent sale at lower than market rate. and things like haunted can't be evaluated.

but it's a good start to get bank valuers to check out the price... i.e. they are free. when you are serious then can get someone to actually look at the place.... but it's best to actually go there and look at the house yourself of course... talk to the neighbours if you can.

Well, I live near by and I have visit the house before i decided to buy it. It's well maintain house, no crack what so ever. The only thing is the water tank previously got leak, and the ceiling got some staint on it. I already negotiate with the seller to fix the ceiling and change the water tank. Others, there is none that I can see. Oh, and I didnt actually talked to the seller, instead i talked to the tennent.
