Guys please give your advise on the above condo.
I have been searching around and found this condo is very affordable and now i am considering to invest in this condo
Anyone knows the rental yield of this condo?

congested ? i heard it is realy high'densed. altho it's considered cheap in damansara.

heard lots of foreign workers residing in the apartment hence driving the price down.

If there is a lots of foreign workers... I guess i won't even consider it.

After 2 years, the price is still very affordable... that's y currently i am considering it.

Need to do more homework

hi, i have check the market value b4 , it's only RM185k and it's included rm30k-rm35k renovation cost, so the standard unit is only around rm165k-rm170k..

@mlpk,
Imagine ur on the LDP heading towards Kepong. Take the left turn to Ikea/Curve [after the 1U flyover]. Go straight along that road; pass the traffic lights. U will soon see a Shell station on ur left. Opposite the Shell station is a row of shop lots [look for Damansara Palace Restaurant]. Palm Spring is the condo behind it. U should be able to see it from Shell Station.

*shrugs* Perhaps he was looking at purchasing a unit for investment purposes and not to live in hence location wasn't a factor in that consideration?

Property is about Location, location and location...
A decent condo in PJ < 200k, which gram my attention

But after 2 years the price remain the same... which is my biggest concern.

This is purely for investment purpose, maybe I should wait a little, as now economic is not very stable?

Yes hold it out a while longer. I am of the opinion there'll be a glut soon; especially high rise condos.

i think you should only be concerned if you're buying to sell at a higher price.

if you're looking for a different type of investment, as in renting out to cover your loan, then i don't think the property value appreciation will affect much of your decision-making right?

if u expect the property u buy will raise faster,pls choose those low dense... the only condo or 2 block condo in 1 area....

Cody, perhaps the better instead of the "wait n see approach" is to look harder for bargains and undervalued properties.

That way, ur invesment is pretty much safe unless we r talking about a massive downturn.
