EON Bank offers Flexi Loan with BLR-2.1% or FDR+1.15%

Q1: Any other Bank can beat this offer?  Loan amount RM350k for 25yrs.

Q2: BLR-2.1% or FDR+1.15% better deal in long run?  Current BLR = 6.3% and FDR = 3%.
*
then u should go if u like to use eon bank service...
this rate should be the best rate among all bank...
=)

for other bank rate.. u should read previous thread..
all already state at there...

Yes if there is a big difference. At that time i worked out many different options with different banks. The best seemed to be BLR -2.3% for the whole tenure. Anyway, my loan period os only 15 yrs so not much risk there. If the rates go up too much, ill pump in some liquid cash and settle the entire loan.
*
you are right on this.. =)

only year 2008.. some bank had limited offer BLR-2.40 to BLR 2.50%
mostly given to good profile customer.

Any OCBC loan officers can confirm?
Cos so far, I asked 2 person, both of them said the same.
BLR-2.1%
*
u are right...
they give only blr -2.1%

if u are above rm300k above. they give u blr -2.20%

we know it long time ago..

Same here..I also want to know.. if possible to get BLR-2.3 or better whole tenure for my newly completed house at ttdi alam impian... i know ocbc can do that..BUT

1) I was told that my lawyer not ocbc panel..thus cannot apply loan...this sounds weird to me
2) ocbc is not naza ttdi panel banks so have to pay valuation fees (panel bank like maybank waves the fee) ..but now ocbc in the process being the panel for naza ttdi ..so problem 2 is solved..

How true is this?..especially point 1
*
mostly under-con project, the loan agreement side will give back to s& p lawyer to do. else u wont entitle for some developer promotion offer.
if your lawyer is not panel, he can apply ad hoc basic. but if he got problem with that bank b4. sure can't do anymore till the problem solved.

if the properties is completed, any bank also can do, no panel required for that, just mostly all bank require u to do valuation report to get the market value and it will affect your loan margin.
not all bank can get market value to match your purchase price if it is mark up too high.

wilz,

currently on BLR -1.95 but still in lock-in with RHB. loan amount exceeds 500k, outstanding above 300k. for refinancing - can i get BLR -2.3 or should i just talk with RHB (which apparently hasnt yet joined the "war"). do you negotiate rate adjustments with banks too (what's the price)? if i can get RHB to give me BLR -2.x then i'd be happy.

thanks
*
of cos u can nego with RHB. but they sure will extend the lock in period since u want to get better rate.
else refinancing , u can get extra cash out.

When I ask the Banker for loan that time already ask them to check whether my subsale house can get the mention price valuation or not. They say Yes. And the Loan Offer letter has send to me. Izzit will have case like later the proper valuation (which need to pay) done by Bank say cannot get the amount, then need to revise the offer loan again?
*
yes.
it may happened always when valuer go for inspection and the property doesn't look like the condition whereby different from verbal confirmation by banker/agent.
it will be affected and your loan will be cancel and revised the loan amount. It do depend various bank t&c.

Hi all,

I'm offering this service to anyone who is interested in purchasing a property and obtaining a loan. The legal fees for both are regulated by the Solicitors Remunerations Order and it's PROHIBITED not to give any discount. However, I'm able not to do so and I'm not able to post the 'ahem' amount here as it's directly contravening the Order. But I believe everyone here knows the market well enough when comes to property transaction.

The site here:calculator is just to give u guyz a brief idea on how much would it cost to purchase n obtain loans (for non-fmc ).

For further 'privileges', u guyz can always PM me for free quotation and I'm glad to do so to negotiate until an agreed price.

Bankers are welcome too for free quotation.

Regards,
me

just curious, gov 4% is calculated the mortgage way (principal keep reducing) or like hire purchase (interest x principal x tenure)?
*
fixed loan is just like hire purchase.

all bank fixed loan package is same.. u cant dump money.
even u dump, it is only prepayment for next month.
if u dont believe, pls look at the t&c of your offer letter if you are getting this type of package.
many ppl didnt aware regard this.
