Pls pm me your best offer for both term and flexi loan, with and without MRTA for comparison purposes.

Hsg loan required - MYR 450,000++
Property status - Completed 4 ++ years residential condo, Freehold
Subsale from current owner
Loan tenure - 30 years
Two person join borrower -(1) Age 35 (Zero outstanding hsg/car/personal loan/credit card debts)
(2) Age 38 (One existing hsg loan, car loan, personal loan)

Combined income per mth - MYR 14,000

I would like to check with the mortgage bankers here about this matter. Let's say that a letter of offer has been signed with a bank for a certain loan amount. In the letter of offer itself, there is a clause that states if the property's Open Market Value indicated in the valuation report is less than the S&P price, then the loan/financing amount shall be reduced accordingly.
In this case, can the letter of offer be cancelled/void by the loan apllicant if indeed the valuation report indicated a lesser value than the S&P amount, since the bank would be reducing the loan amount accordingly. And why would the bank approved the loan and thus come out with the letter of offer when they have not confirmed the value of the said property.
