The basic documents are:

1. IC
2. Overseas Payslips
3. Overseas Account Statements
4. CPF Statements if working in Singapore
5. Income Tax documentation showing annual income and proof of tax paid
6. Stamped tenancy agreements + Account Statement
7. Booking Form/S&P
8. Title/Previous S&P

However different banks have different criteria for the documents.

Another possibility is that you dont have any other loans (Housing Loan, Car Loan, Personal Loan, Credit Card) with banks.

If that is the case, then you have no CCRIS record to check, so the banks wont know what sort of payment behavior to expect from you.

However if you think the reason is due to you starting a new job, then I most likely can help you.

I've gotten loans approved at 90% for ppl who just started working 1 month only and not yet confirmed.

I would suggest you apply for Graduated loan to get 40 years loan tenure. Just need to provide me your Degree Certificate along with your other home loan application documents.

If your income and credit is ok, should have no problem.

The property you purchase needs to be > RM500k though.

Hi yuszairi,

If you have a degree/diploma, submit to your OCBC Mortgage Salesperson. That way you can get 40years tenure.

There are few different options for no lock-in loans. Rates vary from BLR-1.5% to BLR-1.9%

Also depends on if the property is under-construction or completed.

If you refinance, you'd be able to save on interest and cash-out some money for other uses.

However might not be worth it if you have to pay early settlement penalty. When is your lock in period over?

Yes, BLR expected to go up again.

Anyone who wants to apply loan please contact me fast:

OCBC - 4.15% fixed 3 years, BLR-1.9% thereafter
Maybank - 4.15%(with MRTA) fixed 3 years, BLR-1.8%/-1.9% thereafter

If apply now, still possible to lock-in fixed rate packages at the old rate before they are revised higher by the bank.
