 how to open business outsourcing, shop? lease or rent

Hi, i would like to know how i can open a shop in malaysia? do i have to buy a lease or can i rent it out. is it there a min period of rent?

and i can tell you that business course doesn't guarantee you know how to operate a business.

those courses teach you concepts and basic understanding but taking a business course in college doesn't make you a businessman overnight, neither does it bring you great powers of doing business.

FYI I'm an IT graduate that runs my own business. living proof that you don't need to go for business course to run business.

actually la (from what i know so far) best way to do start a business is to gain experience first by working for people in the area you wish to embark into. accumulate network / contacts and some $$$ to start off the business. no point starting a business as a n00b, mistakes or wrong decision could lead to bad things.

best you check with DBKL on the requirements and procedures, I don't think anyone here is capable of giving you complete details UNLESS they already done what you intend to do, then again rules and policies may change so it's always best you check with the appropriate authorities. licenses and permits are important.

as for the minimum period of rental? it really depends la. i think 1-year contract is common. *yes, i know quite a few realty agents and people who run realty business*

ok. so go check with authorities, they can advice you the best (permit application, license application, blablabla......... i know. i did that before. i went to DBKL)

as for rental part, you'll either be talking to realty agents or the person who wants to rent the place directly.

since it is service based business, you might want to run it home-based to test market, how long have you been involved in this service business? do you already have existing net work of customers?

service based business is harder to start up than product based business since the customers can't see your final product hence your reputation is the most important in running a successful service based business. and you would probably wasted a huge chunk of money just to pay for rental and survival for the 1st few months.

try to print leaflets or brochure and distribut house to house or target to your nische market and display an ad in local newspapers and directories. you can go to customers's place to provide your service instead of them coming to your place. once you build up your reputation, and of course if your service is excellence, news will spread then you can start a shop afterwards.

im thinking of an offshoring business. how much profit can i make from outsourcing services. How does it work? Is that they give me a contract for several million dollars and with the money i have to build and maintane the business and then whatever money i have remaining i pocket myself? how it works? someone explain please?

hey maybe you want to joint rent with friends or other tenants just to start it small... and from there you could know if you suitable for that particular business... rather than just rent whole shop...

normally, you required to pay atleast 2 months deposit... 1 advance payment... min period depends on the agreement...

If you're using the shop as an office, rent the highest floor. It would normally cost between $800 and $1000 per month for 2nd floor or between
$1200 and $1800 per month on 1st floor depending on location.

Shops are normally sold by lot meaning if it is a 3-storey shop you'll have to buy the whole lot which would cost an average of $1mil depending on location. New shop lots would cost around $600K depending on location.

It is more practical to rent one.

I thought about nearshoring ? anyone familiar with this industry? business processes. how much would a contract be worth? how many contracts could i handle at the same time? does anyone know about this industry? please advise. im getting the tools together just need to know about small details.

from the 101 questions you're asking, i don't think you're in a good position to embark into this business.

do you have any friends with experience who are willing to JV into this project? cos clearly if you're resorting to LYN to ask all these questions, it's not a good sign.

this is just research man. im probably a good few years away from starting anything. i have to save more capital first. Its good to know in advance what the possibiliies are for me or other people to start out similar ideas. contributing to malaysian developing is partly my goal. if someone can invest in boxing gyms before me then at least its beneifting the countrys boxing industry right. which makes me feel good. they'll be something else out there for me to forway into.
