read from the other real estate forum that...

- its one of many Talam's stalled project for 2 yrs (just revived thanks to IJM intervention)
- some angry buyers let go of it (this means still got units for sale
- its leasehold and the "timer" started more than 10 yrs ago. this means there's less than 90 yrs left.

Thanks so much for your info..!

Yup, even realised from their brochures, the expiry date is 87 years left from this year. Therefore, upon completion by next year, it's 86-85 years already.

But, in your opinion, will it be too risky to purchase a house without a showroom??

From the layout plan, it looks OOOOkkkaaay...even a small family area at 2nd floor. But when come to think for a house at 20x70, can they squueze in this area, OR just an artist impression thingy...

well, the showroom does gives an "slight" impression the developer does put effort in promoting their property, and thats all to it. I consider it a neutral element, since what downside of it might be, some buyers can be mislead into believing whatever the get from showroom (floor tile size, bathroom tiles height, plaster ceiling), will be what they can expect from their future house without additional cost.



well since the layout plan and the measurement is there, (and in the S & P), make sure there are clauses in your S &P that protects you IF the developer built the house not according to the plan.

If i'm you, I would worry more on the "possible" completion of this project, AND the workmanship (which is too vague to be defined in S&P, this means, NO protection) . There is no point having all the measurements of walls/rooms correct, but the quality of the finishing are crappy.

The project now belong to IJM Property already, so dun worry to buy la...if still under Talam, do u think bank will finance the purchaser?
The show unit for phase 1 was there a year ago, they demolished it and build another to sell the 2nd phase.
IJM got good workmanship because they have sufficient personel to look after the project. So, Don't worry la

No, the house too expensive, and i don't like the location because the houses build in a valley, next time will be very stuffy. Beside that, Ukay Perdana is the Malays area where u cannot find a single chinese restaurant over there.

50/50 project between talam and ijm

Ukay Perdana , some bank will not provide loan to this project or only low margin of loan
what i heard is,the project is take over by IJM but IJM didnt handle the 'Title' part..so most of the property are still under master title and hard to transfer to Individual Title..

I saw the Phase 2 unit yesterday. Corner unit I am told by agent is going for RM820K. Will the bank's valuer assess it in tandem to the sale price? Anyone with an experience to share for this property?
