Will it be this same case if the new loan do not get through the same month? I imagine the limit shrinks back to 200k after a new month..ASB loan, worth to get it???

Finance noob here.
My asbf already 3 years (finally finished the fukken lock-in), I can do the terminate-reapply method talked about here. Now 100k only. I think I can go 200. Pros: That can give me my amort value + return for insurance. I think. Cons: "Extend" my loan tenure. Also, my rate now is 5.1%. You guys mentioned 4.8% here, I'm interested. |

Really guys?? Is this ASB Loan thread, or Cash-Rich People thread? |

QUOTE(xrain87 @ Jul 10 2017, 12:07 PM) 30 year old right now ... Many banks consider ASB as income instead of typical loan debt, so they're not very strict on CSR with ASBf. So, I think you can take 100k, but are you sure you can afford it? It will take more than 1/3 of your salary. i target to apply for 25 year ... so planning to end this before i reach 60 ... target to withdraw ASB + EPF together You think possible to get ASB 100k with my current situation... ? Let say if can't apply for 100k .. What the best amount i can apply ? Also, you're 30, you can still take 30 years. Because up to 65 years old retirement. |

QUOTE(xrain87 @ Jul 10 2017, 12:25 PM) Hmm i saving in ASB for 2 year+ have reason also.. because i going use those money to pay for monthly installment .. Ohh, I see, so you have other income. Then you shouldn't say your salary is only 1.5k, because the lower the harder for bank to give..100k finance / loan with Maybank 1 month around RM 600+ RM 600 x 12 = around RM 7200 .. dividen for 100k loan how much for the last year ?? RM 8k+ ? or less ? hmm basic salary with payment slip yea xD RM 1.5k~1.8k but i doing other job / part time job .. also doing grab / uber after work if not conflict with my part time job Last year I think was around 6k~7k only for 100k. Then by all means, you can go ahead apply for 100k. But you should apply for 30 years, not 25. Maybank give you what rate? Lowest? |

ASB2 announced 6.5% dividend for 2017.
Historically, ASB2 always been higher than ASB, although ASB2 dont give bonus. But that's Bonus, not dividend. Dividend is the main profit here. So, expect lower than 6.5% for ASB 2017, based on history. If your loan was 5.2%, prepare to get lower than 1% profit. If 4.8 - 5.0%, around 1% lor.. Hopefully, what I'm saying is not true, and dividend will be higher, back to 7%. |

QUOTE(haziqnet @ Oct 3 2017, 10:39 AM) the limit is remain. if u take out all of your dividen still the limit remain. However u cant topup or refinance anymore because u already max out your loan 200k. I think the over-200k limit is courtesy of PNB. Because black and white say 200k limit. So, if we withdraw/sell, then suddenly PNB decide to lower it to closest to 200k (for whatever reason), its possible, they can do that. the only option is to apply joint application using your wife name, children or siblings 18 years old and above. Max loan 200k is for 1 bank only, right? If say, Bank A maxed 200k, he can still take 40k from Bank B. Am I right? |

QUOTE(buggie @ Oct 3 2017, 01:28 PM) PNB used to allow up to 400k loan (initial ASB limit still 200k) but for some reason or another they limit all the banks to allow loan up to 200k only a few years back. So old timers willl have up to 400k loan. (assuming limit already up to 400k lah) I see. Those old timers with 400k easily fill up ASB1 & ASB2. QUOTE(buggie @ Oct 3 2017, 01:37 PM) Yes, the limit is essentially your last highest balance achieved. Once you reach that high amount, ceiling has been raised and it will never come down. This is what I am not sure. NEVER? I think PNB can bring it down if they wish so, no? |

QUOTE(buggie @ Oct 3 2017, 02:51 PM) Ok la... not NEVER... PNB can bring it down, or bring it up to unlimited... Heck, whole ASB also can shut down under this rationale... so yeah... let me rephrase... Chill, no need to be so emotional. You are right. I am just asking question. Under current PNB rules/regulation/terms, ASB limit is your last highest achieved balance in your ASB account. It will not come down unless the powers that be decides to change said terms if and whenever they see fit to suit their best interest. |

QUOTE(cmx1958 @ Oct 4 2017, 12:03 AM) The maximum limit of your older account is still carried over to new account. Basically its the same max limit and compounding rate. So, im not sure what did u mean by "to those who already compounding for several years, this will reduce your profit". Early stage of loan = Pay high interest, low principal. Please kindly clarify. Middle stage = Balance interest & principal. Late stage = Pay low at interest, high at principal. If you keep resetting the loan, means you keep giving money to bank (interest) instead of paying what you owe. |

QUOTE(buggie @ Oct 4 2017, 11:44 AM) How old is old (to stop)? May I know what age did you start this amort strategy? QUOTE(haziqnet @ Oct 4 2017, 12:13 PM) But there is a thing u need to consider before terminate and refinancing. Please make sure u check first before terminating if u can apply back or not. If its ok than proceed. If its not than no. Unless u want to terminate. Very difficult to reapply (and disburse) in the same month. Most people will lose a month. I see its inevitable. |

QUOTE(haziqnet @ Oct 4 2017, 12:32 PM) What are these? So you are saying keeping will get higher than amort. Contrary to what buggie said. Hmm.. I don't know.. Amort amount is vague to me. Hows the calculation, whats the rate/formula.. seems like only banks know, which makes it hard to calculate on my own. |

QUOTE(haziqnet @ Oct 4 2017, 12:45 PM) Install financial calculator (android) or ezy calculator (appstore) I would like to know the actual calculation. And I'm not sure banks follow what calculation.Go to loan calculator. Set all the details and click amortization. QUOTE(buggie @ Oct 4 2017, 01:34 PM) Wow, that is huge difference. But then again 30 years.. QUOTE(buggie @ Oct 4 2017, 01:34 PM) The amort value you get back can never be reinvested into ASB as you've reached the max. What do you mean by this? QUOTE(buggie @ Oct 4 2017, 01:34 PM) Short term gain and long term gain is also significant economic values lah.. haha.. I also share the opinion. We get money to spend it. What's extra 110k when its 30 years away, cannot be spent now. My thinking is to balance both. I don't want to put all into future gain, because I get money to spend it, thus, I want present gain as well. We should prepare the future, but also enjoy life presently. That's my thinking. Psycho jugak ni.. hahaha |
