For the calculation of asb bonus, let's refer to the last paragraph here from kenyataan akhbar ASB.

wow is it really that cimb rates just went up to 5.55% ?!! i'm on second year with them and this rate is quite ridiculous. According to the website, they will start enforcing the new rate from february onwards.

@wild_card_my, bro, do you mind sharing the bank that gave 4.85%? Another thing, is there gonna be a problem if I cancel my current asb finance with cimb and straight applying for new asbf? do they check my updated ccris and so on?

What was your first year rate?

Morning guys, I noticed a lot of people have been asking about their "softcap" information. I have created this step-by-step guide to assist. Please let me know if I missed a step or if they can be improved! This can only be done during the "masa urusniaga" ASB, which is between 9am to 5pm Mon-Fri, except public holidays, if I am not mistaken

1. Log in to your myASNB portal and click "Portfolio"

3. If this is the first or the first few times you are doing this, they will ask that you declare if you are a politically-exposed-person (PEP). Declare whatever you need to declare, this is on you.

What does this softcap means and what are those steps for?

Thank you in advance.

The soft cap is the increased limit that you would earn from the accumulated dividends over the years since inception.

To find out what your total capping is, just add "baki unit boleh beli" with your account balance

For example, if the baki unit boleh beli is RM34,000, and you have RM220k in your ASB1 account, your total cap is RM254k.

I will make a video about this tonight, god-willing.

Thanks for a very helpful reply. Glad to know that my understanding of soft cap all these while is correct. As for chei the total capping, that's new info for me. Appreciate your contribution to this thread/forums.

It is not perfectly legal so I am just going to stop talking about it out in the open. Brokers work in mysterious ways, we are free from the chains that bound the bankers. That is all I have to say about that.

Would love to hear about it.

Speaking of "softcap". Now i wonder what is the hardcap. Perhaps you or anyone here could shed some light on this.

The hardcap is always RM200k, at least for most people. It is the cap that we start with. The softcap is just a term I use to coin the increased capping as you earn your dividends.

So if your hardcap is RM200k, but now your total capping is RM300k, your softcap is RM100k. The most important figure should be your total capping.

I guess i said it wrongly. I mean what is the known/proven max if we just let the money in the account untouched.

I've had a client who got approved in November 5 (more than 2 months ago), and his offer was still valid until we cancelled it to reapply due to other circumstances. The bank didn't push for the disbursement; the issue was wit his current bank, that is taking too long to cancel his current loan.

What is the maximum age for ASB financing? Is it still up to 65 yo?

Just want to inform you guys.

Bank sotong is going to extend the loan tenure from 30 years to 35 years max.

Current rate still 5% for 85k above and 5.1% for 85k below.

This will be a gud news to asbf player. Longer tenure means lower monthly installment and higher ROI.

Feel great to be the first one to inform you all. Hehe. Can pm me for more info.

Yes, it is including the current ASB loan. But your limit might have increased over the years. The limit will increase based on the cumulative distributions earned since the inception of your ASB account

As you can see here:

» Click to show Spoiler - click again to hide... «

a. this client has RM9,727.49 in his account.
b. his "Unit Boleh Beli" is RM355,690

This means he can still add another RM355,690 worth of investment into his account; this is beyond the RM200,000 unit boleh beli limit that everyone starts with. This snapshot was taken after his previous ASBF was cancelled. He was my client and took a new ASBF amounting to RM200,000. After the disbursement of the RM200,000 fund from the new bank, his new unit boleh beli would then be RM155,690.

Calculation:

a. Unit boleh beli: RM355,690
b. Unit taken by the loan-block: RM200,000
c. New "Unit boleh beli": RM355,690 - RM200,000 = RM155,690
*
Will the RM155,690 entitle to the same percentage of dividend (say, 7%) as the initial 200K?

Yes the distribution announced would apply equally to ALL the units that you have subscribed  drool.gif  drool.gif  drool.gif

So i dont know what some Bumiputra/ASB-eligible jokers in ASB threads are talking about when they claim ASB is racist la, tongkat la. Kalau dah kaya raya, kerja top-notch, asset bertimbun, cashflow overwhelmingly positive, boleh la nak memperjuangkan keadilan sejagat

Tapi kalau masih miskin, still feeling the burden as a middle class, still can't afford to drop what they are doing and retire (not just retire early), please use all the tongkat available to you

Yeah true.

As I checked for both of this two fund asb2 and imbang, dropped 0.75% compared to last year dividend payout. If that the case I predict it's gonna be 6.25% for asb this year.🧐🤞

6.25 total or before bonus?

I just got confirmation from PNB higher-up that the 0.50% bonus is based on the past 12-months holding, just like the main 5.00% distribution.

Guys, i have a question. If i were to invest part of my EPF account 1 in ASB through the EFP investment scheme. Will the dividend generated from the ASB investment be sent back to the EPF (or locked with the principal ASB-EPF investment) or do i get to use it as i wish? Thanks.

For any investments into funds managed by unit trust investment companies (UTMC) including but not limited to ASNB, CWA, Public Mutual, MAAKL, etc, whatever distributions earned would remain in those funds through reinvestments. These investments can be switched into other EPF-approved funds within the UTMC or they can be withdrawn back into EPF account 1

That's about it.

Short answer: no, you can't spend it as you wish since you wont get to withdraw it as cash

how about the loan table? anyone can help?

I just want to know if the bank reduce the interest according to asb dividen
*
Yes (in a way) but not proportionally. The ASB dividend would normally drop more than your loan interest rate (the BR part, as the spread is fixed)
