Guys, if my asb is full, and my asb2 is like half full but it has no more available units, what should i do now? Shud i cancel my asb 30k (made up of 30, 70, 100 loans) and top up with cash?
I got spare cash and i not sure where to put it now. Thinking of putting it into my bros.
*
asb is full with 200k loan?
asb2 is partially full with cash?

so since no more units can be purchased for asb2, u may try asw or as1m.
or your bro asb as proxy also can bro. at least sibling no problem.

yes you can.  As a broker I offer the services for all banks at NO EXTRA CHARGE for both ASB and ASB2

Currently at 4.85%, it is the best rate in town. 30 years tenure, insurance NOT COMPULSORY (but rate jumps a little to 4.9% which is still better than any other banks)
*
Oh ASB2 now still open? last time say no more unit. will you disclose which bank is this?

Is ASB2 still available for financing?

Currently doing 200k for asb1 on 3 separate certs, so wondering if i should letgo one of the cert and apply for asb2f instead.

Some bank if the bank rate is increase and the difference of the  incerement is below than RM50, than the current installment will remain unchange. However if the increment is more than RM50 the bank will automatically increase the installment.

So make sure you check with the bank either the installment is remain or increase. If not you might end up paying less and your asbf will automatically terminated. Usually you will received the changes of payment by letter or email.

So even my octopus bank rate increased to 5.35% now, but the increment is less than RM50, i dont need to refinance aite?? Can we check whats the amount need to pay now at octopusclick website?? If its already revised??

Btw my ASBF interest has gone up to 5.35% and i read every 0.1% we are paying RM100 more for every 100k annually.

Those who refinance with new 4.90% rate, how long u think it will remain that figure before it eventually gone up? For my case 3 years it took from 5.00% i signed up with cimb in 2016.

Maybe in 3,4 years time, assuming 0.1% increase every year. Mine was 5.05% (started 2015) until 5.45% (Dec 2018).

Currently refinance with 4.85%, will retook with whatever lowest rate available in 4 years max. Then I guess will remain since age already 35 and wont get full tenure 30 years anymore.
*
Same here, turning 35 this year so pretty much just tired to keep refinancing again. But mybe this year would be the last time, so 4.85% i believe from HLB also bro?

Say if i deposit 50k in ASB from my own money then it grows total to 100k as at today.
I can still borrow 200k to deposit in ASB?

how the 200k limit work?
*
U can do 200k asbfinancing but just take out whole 100k and dump it on asb2 for peace of mind.

5.45 consider high. How long you already commit the loan.

Mine already 5.55. But i dun want to reset my principal just because to save few hundred. I already commit the loan about 3 years if im not mistaken.
*
Mine also passed 3 years and now already 5.35 with cimb. Lazy to refinance actually, what do u think bro?

Turning 35 this year i am.

Go to the bank u apply with n request for termination. Than see any agents you want to apply with the asbf. Its like new application but at better rates.

Termination process will take about 1 - 2 month max but usually less than a month.

The only cons you will loss a month or more for the current year dividend.

Make sure before u apply for termination and reapply check first if your dsr are eligible to apply new loan and your oustanding balance is already below than your loan amount. If not u might end up with a shortfall especially to those current asbf is with takaful.

can we actually refinance at the same bank? is it possible?

Yes can. I do have several client of mine who only do asbf for a few month than because of the promo rates they terminate and reaaply at the same bank. No problem.
Most bank will increase their BR. Just if the increment is not more than rm50 you will stay with your current installment. However your loan tenure will be extend and your principal value will be less.
*
So since my asbf with cimb, should i go appeal and ask them to lower the rate. Or else i terminate and go with other bank? Will they takut and consider?

And with the same bank let say refinance, the necessary docs need to prepared and no need for them already to process?

Tried requesting CIMB to reduce my 5.35 interest rate. They told me no other way other than terminate my current financing and apply for a new one. Going to lose a month dividen. 😂😂

Will this be the standard answers at all cimb branch, or depending on the agent and the branch we go to?

Guys, wanna ask. I found out I can apply for personal loan with interest 3.5%. However max can only do for 10 years.

Is it wise to use this personal loan and put it in asb? Does it worth it?

Thanks.

this is what most people do. Cheers!

To negotiate bout to decrease the profit rate, must go to the same branch as we did our asbf last time or any branch also can?

Current asbf with cimb now at 5.1% so if can get 5.0% also not bad. But this isnt consider refinancing right? My tenure will be reset ker?
