Affin offered 5% for ASB loan. But finished already last month.
I believe current best rate is from CIMB

What is this 5%?

I heard there are alot of ASB loan technique. Mind sharing some of the best?

1 more question, which bank is better for ASB financing? Maybank or CIMB?

Just spoke to affin bank people who at my request, came to my office. Good service.

They offer a promotional rate of 5.0% with minimum 5 years insurance.

for now only AMBANK give 5% for LASB without the need of offer letter and max loan for 20 years...

Maybank still 5% but only 25 years max for ASB1...ASB2 can for 30 years...

You earn 1% - 2% with loan. But get 7.25% with your own cash.

say ASBf : 2%
+
ASB2 (cash): 6.25% (or something)
=
8.25%

Compared to all in ASB (cash): 7.25% .. That's 1% difference. Hmm..
Thanks, but I already max my loan.

1% difference not enough to make the call.
Once your committed to ASB/ ASB2 loans, your opportunity cost is mortgage/ personal/ car loan.

You can always reverse the opportunity cost by terminating your financing.

On the other hand, some people commit to ASBF to save up for the downpayment anyway.  wink.gif
