Can I know which bank offers the lowest interest rate for ASB loan currently? Thanks.
*
while waiting for responses,
you may want to read page 278, 279 for some posted rates for some idea
also in page 277, there is a mention of Tiered rate.....thus it depends on the amount to be borrowed too

Coz I took my third 100k loan early last year. So dividend is not for full 1 year...
*
with this latest information,
so the pictures that you painted is not a complete one since the last few pages?
painting that depict the unworthiness about the total amount of holding versus the dividend amount received thus better use cash then loan?

or, or
you only realised after this?
QUOTE(buggie @ Mar 9 2020, 09:42 AM)
Well at least you've proven you know how to use a calculator. Later learn how to use your brain ok?

If 300k is 16.5k, how is it you only got 15k as per your previous post?
Additional dividen from his softcap. See he's actually a firm believer of this asbf. Hes just trolling here.

None. The problem isnt the banks not offering them. ASNB is simply not extending any certificates to the banks for financing. You can hardly get any units even when buying with cash for now
*
Wow,.... Buying with cash also got no units....
How long has tis situation been happening?
Any idea if this situation is the same for non bumi fixed priced funds also are the same situation?

Since cancelling my asb loan I've put my money into myetf and pma. So far on track for 9-12% return per year. Once people open their eyes, they will see there are others giving way more return compared to asb.

If we're talking about asb loan it's even worse because you basically get 1% after deduct interest rate
*
asb is RM 1 buy RM 1 sell wor
myetf and pma also got this features?

for ASB loan investors, this 1% returns after deduct interest rate is still "free" and secure money right?

Need to hope in future blr not increase and asb dividend not going down.

historically since inceptions many decades ago...dividend rate never has how many times does it goes below loan rate?.

yes, historically....but hmm.gif wondering what are the chances of the dividend rate be less than loan rate and for how many yrs will the dividend rate be less than loan rate?

even if it does, as pointed out below by Bora Prisoner,
QUOTE(Bora Prisoner @ Jul 4 2020, 09:39 AM)
Yes I think it happened again in 2007 or something like that. I cancelled my loan and just refinanced, no biggie.

I know someone asked about this.. but what do you guys think about taking up personal loan to invest in ASB? Since this new revision of OPR..

Currently there is offer of fixed rate 2.85% personal loan from Pertama bank, and i'm thinking of getting it to invest in my soft cap..

Already maxed out my ASBF..
*
read many previous postings abt personal loan...
they mentioned about flat rate of personal loan when converted to effective rate is about 1.7x higher...
thus will your ASB dividend be able to cover those interest rate charges?

need your advise. i am planning to buy house but at the same time interested to apply ASBF.

which one should i do first, get housing loan approve the proceed with ASBF or vice versa
within 1st year, you need to commits monthly repayment to ASBF before the dividend can self repays and gives you some income, will that affect your DSR?
and which bank give better rate for now?

2. Debt Service Ratio
Getting an ASB loan is no different from other loans. It will be reflected in your credit profile.

How much you can borrow from the banks depends largely on your debt service ratio. Probably you will have other financial goals like buying a new house or car sometime in the future.

Be sure that your debt service ratio allows you to get a housing or car loan after getting an ASB loan.

Of course, you still have the flexibility to cash out your ASB fund investment anytime to cater to your needs.

Just wondering if still worth to get bank loan to invest into asb despite the dividend they given out for asb 1 account this year. What do you guys think?
*
i think, as long as the dividend rate is more than the interest rate charges.....then that is "free' money...
