 how to negotiate with owner to reduce rental?

hi..
can anyone teach/ give me ideas on how to do dat??
currently i am renting an apartment at Rm 550. i am considering to get a Rm 50 reduction from the landlord.
i am a very good tenant i pay my rental on time all this time. been renting the house for almost a year the due date is on may 2008.
and the market price for this apartment is ard 450-550.

you guys think is possible to do so??

how's the rental market around you place? if there are many other units available price around or lower than your current rental, then your bargaining power is higher.

ask him nicely, but firmly to reduce the rental. throw in some excuse if you like but dont make it sound too unbelievable. hint to him about availabilities elsewhere but don't make it sound like a threat. if he disagrees, and you feel strongly about it, then be prepared to move.

of course, if yours is a "hot" area, then sorry la, you will basically have no bargaining power.

my area here are not hot..just normal..ya there are others unit to let also..kinda alot also..probably 5-6 unit..
the unit here is roughly ard 450-550 ..
but i do get one tat is ard 5oo..
so i tot of negotiating wit him..

Remind him of how good a tenant you've been...good paymaster, don't him/her trouble.

Give him the maths...if he's to look for another tenant, have to allow for some time period of vacancy before next tenant move in, (ie loss of rental) plus have to fork out money for agent's fee.

hmm.. is RM50 a way too much? if you ever planning to move,then you just talk to the landlord nicely. and contribute something like house maintainence..keep him inform if any problem..water/electricitiy bills/letters has arrived etc. before i move in a rent room last time,i able to nego.. RM10 cheaper smile.gif

1. There are lots of empty vacant lots in the same building.
2. The market rental value has drops.
3. It's very hard to rent off the empty units for a long period of time.

so, u can consider contacting the other owners and see if you can strike a lower than RM500 per month deal. This way, you are sure of your second option if your current owner refused your negotiations.

that true.. survey on current rate of the rental there..

deal or no deal is depend on landlord..if it is a hot spot area.. once u out.. within few minutes somebody will come.. and not to mentioned about the cost u will be facing after that
1. new deposit
2. transportation to move out/ in..

personally i think it's a bit hard to renegotiate after having rented for a year. but like you said yourself, there are other available units there as well, you may look for other options if you fail to negotiate to an agreeable rental.

but if you ask me, i'd like to know if the landlord gives you any trouble during the past year. i know some landlords who are pain in the ass, if yours is not a fussy type, i don't see why you should risk to get a new landlord and new unit. i know i don't mind paying a bit more to have a good landlord.

my girlfriend rented a condo which was quite cheap in comparison to other units in the same condo, but the landlord's a total biatch. when she moved in she found that all the light bulbs were changed to cheap second hands, all rosak within a couple of months, complains that the toilet's dirty (when it's a lot cleaner than when the condo was passed over), doesn't want to take responsibility with the water heater and pump (the water pressure is very low, it's extremely hard to take a decent shower), etc.

she's looking forward to renting another one after the contract ends, doesn't matter if it's more expensive as long as the landlord's okay.

moral of the story: pay peanuts you get monkeys.wink.gif

If I was the landlord and I know my place in a hot area, I would definitely won't reduce the rental.

may be you just need to discuss with him, he might be expecting you to ask as well, but since you don't say, he just keep quiet only.

in my observation 1)not a hot area. 2)there are other cheaper alternatives available.

these 2 reasons are enough to make him think twice whether he rather reduce the rental but stil having you or rather take the risk of losing you and have to wait for new tenants.

Reducing of rental is not possible if it cannot sustain the monthly loan repayment.....unless it's during recession.

to be honest, its quite impossible. a landlord will only increase from time to time due to inflation (landlord also have to makan ma)
