Sightseeing hmm.. batu feringgi? There's a night market there too. U can visit Penang Butterfly farm, Spice Garden too icon_rolleyes.gif

Tune hotel suits you the most, cheap & smack right beside new world park which have alot of Penang foods. thumbup.gif

There should be plenty of road side parking around gurney drive. Else you can park inside the shopping complex, gurney paragon/gurney plaza.

Batu Ferringgi area isn't known for malls, i think the nearest proper mall would be Straits Quay/Island Plaza.
There's a night market in Batu Ferringgi town, just infront of Hard Rock hotel.
As for beaches, you can have those beach side activities you mention, just make sure you ask everything properly in order not to be con by the beach boys who operate the activities.

You can visit the butterfly farm, Penang's National Park & ESCAPE Penang if you feel more adventurous.
