QUOTE(VKS286 @ Jun 24 2011, 02:56 PM) Hi...need some help, Most of your work are tiling. My contractor quote me labor and cement, cost is RM 5 / sqft for floor, and RM 4 / sqft for wall. You do the math. how much will it cost for the following and my house is 22 X 80 a) hack and re-tile 3 bathrooms (tiles, sink, WC at my cost) & tiles all the way to ceiling. b) remove current kitchen table (concrete) and tiles. c) retile kitchen and dining area and add new kitchen platform and additional island table (using concrete). will put built in separately d) hack off bedroom entrance door and replace with wall e) re-tile backyard area but need to hack off current tiles f) hack of tiles at TV, living area and downstairs room (wall tiles for downstairs room) g) re-tile TV, living area and room (but tiles on my own) h) add door for downstairs room i) hack off door to dining area and make opening bigger j) paint grill, exterior, interior, roof and front gate (paint on my own) k) add door + hacking for attached bathroom I'll try to give the measurements once I get the key to the house next week Cheers! Hacking is not expensive, maybe RM 1k to 2k, rubbish maybe RM 1k for 5 round. You need to calculate permit application (unless renovation are internal) This post has been edited by weikee: Jun 24 2011, 03:16 PM |

QUOTE(Lester1987 @ Aug 18 2011, 09:45 AM) You did not state quantity, specification, and requirement is very hard to advice. Very subjective too. If all your furniture and electrical appliances are from china brand buy @ Giant or Carrefour or Tesco maybe enough. BTW, publish inflation rate by gov always look low, but actual fact inflation is > 10% |

QUOTE(hoera75 @ May 27 2012, 11:37 AM) Hi all, Nothing is cheap now. What rough figure you need? our currency is weak, and many raw material are traded in international market price sure following market rate.Do you know for the last 2 years how much price increase is it in the market to do renovation, e.g. doing carpentry work for kitchen cabinet & wardrobe, M&E work, etc.. The reason I am asking this is because I have done renovation 2 years ago, now I want to engage ID to do design and build for my new condo. They said that the price has increased A LOT ( they mentioned that 2 years ago with 100k they could do a lot of things, now only basic things). Would appreciate if someone could give very rough figure on this....:-) |

QUOTE(hoera75 @ May 28 2012, 08:29 PM) Hi weikee, 50% should be around that range, but for the same quality 2 years ago, maybe higher. You need to go survey, I don't do renovation every year. Only actual contractor or ID will be able to advice.Rough figure in the sense that suppose you do renovation (mostly carpentry work) 2 years ago, it costs let's say 50K. For the same scope of work, how much will it cost now approximately? Will it be 75K (50% increase), 60K (20% increase)? i just meet my contractor, he told me it need more than 50% extra for the same work on my house if i going to do it again now. |

Don't look on the cheapest. Always remember pay peanut get monkey.
After getting few quote you should have some basic idea how much your renovation cost. If summer contractor suddenly give youout of the world price, be aware. |

Every contractor and House owner work difference. Just negotiate the term correctly.
Be frank too, don't tell the contractor you plan to do this do that, show you have unlimited $$$ to spends. Tell them directly you only have this much and don't simply add things. |

QUOTE(eshamar @ Jul 29 2012, 02:07 PM) We have just had a reno nightmare..( see post today 29/7/12) We have made a lot of mistakes and literally paying for it now . My advice to prevent anyone suffering like us- My reply on your points1. get a few quotes - make sure as detailed as possible ,make sure understand terms, read up what Rc pillar is for instance 2. DO NOT Believe everything u read in ID magazines , we took contractor from magazine , we did not know he subcontracts so we had a very , very horrible subcontractor who did not supervise project so end product was definitely not worth the RMXXX K we paid 3. Indons are so-so ( some OK) but are terrible if no one overlooks them. Towards the end we had to take time off work and supervise ourself bit still unhappy with finished project 3.Go look physically at finished project . Dont believe a word the contractor says. Most just want to get business as much profit as possible 4.When u think u found contractor run through the contract document with a lawyer WE R STILL LOOKING FOR ANOTHER RELIABLE CONTRACTOR... #1, is definitely a must, without multiple quote you don't know what the market price. Different contractor give you different input, you learn more when you meet with more contractors. #2, contractor pay to advertised, so sure they need to maker more profit, not all ate bad, but mostly will bee expensive. #3, undo can be good, but who going to managed and make decision? Just like we can have good programmer but the same person may not be good solution designer or problem solver. Even finish reference cannot be trusted, because they can ask the home owner to lie our pay them some fees. #4 only the big contractor will have proper contract, and pay may not be cheap. Than again big does boot mean good. |

QUOTE(Thefiftytwo @ Aug 22 2014, 01:14 AM) Hi guys, Where got so simple. You need get town council approval and permit, some part of the house need to add support for extra weight maybe hack and rebuild. Redo roof.First time posting here. Hope to get some suggestions. Me and my family are thinking to move to Sri Petaling and we are looking at 2.5 storey terrace. Been having hard time to find available unit at reasonable price. So I'm thinking we could actually buy a cheaper double storey terrace and turn it into a 2.5 storey. Yeah problem solved! But wait... my hunch tells me that it would not be so simple.... I would like to know how much would it cost to build an additional 0.5 floor on a 22 x 75 double storey terrace. Or I should ask if it is possible to do so in the first place. Thanks! I my rough guess you need minimal 200k to have a move in condition. |

QUOTE(jackieloo111 @ Nov 27 2014, 09:14 AM) Go to kaodim.com to get free quotes to compare. Can review profiles etc also. I know one of the co-founders of the website, they recently came up in articles on Edgy and therakyatpost. I've used it once for some other stuff as well. Really easy to use, fast, convenient and the comparison element is good. So you don't have to go around like this asking and answering the same questions several times to get comparison Stop doing self promoting before you get blocked. |

QUOTE(Vvan @ Apr 4 2015, 11:14 AM) Hi bros, I am renovating my storey-house basically to remove all existing floor parquet at 1st floor (those 30 years ago wooden stick type flooring) and install tiles. If the patching is good, why not. But if patching is bad, the patch area can come out and hence the tiles on the affected area will pop up.Is it a must to lay the whole floor with sand cement before lay new tiles (of course better but surely expensive!)? My contractor told me usually for large area is not necessary to redo all cement, but they can patch with cement any uneven/empty spot before tiling (save my cost). If want he can always do the epensive job. Do any of you have similar experience in this ? considering cost and long term usage. Really need advice. :-) |
