hi ts,
i will need to know the size of your house and material you choose inable to estimate the cost for you.
*
hi,
just assume that it uses standard materials, since i am not really into details yet, just some ball park figure for bugetary purpose will do.
thanks

'NO HARM' trying. But who's gonna bear the responsibility of work not up to expectation?

And like you said, WHO can you get to guide them? What's his cost?

Don't compare renovation work with housing development construction work.

The latter, the workers are essentially repeating the same work over every house.

i agree with you, you may end up spending more repairing the defects

i did reno myself with my own workers and i wud say its much better than another friend of mine who hired a contractor. Pricewise same BUT I did more things compared to him. Whats your area size?

It's very hard to give you a quote when there's no indication of the area and size.

regular double story house, 22'x75' , area in KL.
no idea on the build up since this is not a new house, i dont have the info from the developer, but my guess is should be less than 1800sqf.

your area size is something like my house. Let me share some of the cost that I have paid:

1. Plaster ceiling - whole house (inclusive of several L boxes) - RM 8k
2. Change roof tiles - why? Have you considered painting over your old ones? Anyway, 1 cement roof tile is about RM 2.50, clay is double that, generally 1 tile covers 1 sqf
3. Painting - should set you back about RM 3k not inclusive of painting materials

Have you considered marbling your toilets instead of tiling? and for your porch, have you considered pebble wash and cement render?
*
hi merk, thanks for the info on the prices.
for the roof tiles, they are quite old, about 30+ years, thats why i think i may need to change them. based the price provided, i guess it should set me back at about 2-4K on the roof tiles alone sweat.gif

any advatages to marbling the toilets instead of tiling ? price wise a lot diffrence ?
as for pebble wash and cement render, i have not got any idea on this, any sample to share ?

i think the knocking wall and extension will be the one eating up a lot of cost...

replacing the floor tiles as well as painting the house will not cost much... definitely below RM20k...

also, the plaster ceiling for living room...cost about RM2k average? i remember it's not that expensive as well...

the one eating up the cost will be the extension at the back...

me also now have to start calculating cost for reno.... good thread...do share if you have any more updates on the current cost estimation
*
i agree with you that the extension will be the one eating a lot of cost, so i might shelve this idea in order to save cost
