Hi, I've a double-storey semi-detached house (2,500 sqft floor size, 4 bedrooms + 2 bathrooms on 2nd floor) in Penang that is about 40 years old and is in original condition. Some painting and repair works were done throughout the years, but the design is still very much from the 1980's and a lot of repair work is needed.

I would like to get a rough gauge of how much it would cost me to renovate as well as some recommendation of reliable & reasonably-priced contractors:

- Re-roofing (repair works were done previously for leaking roof)
- Install stainless steel auto-gate
- side landscape garden with timber deck (currently all cemented)
- tiling for carporch (currently cemented)
- repainting the whole house
- Installing false ceiling for living room and dining room
- Changing the grilled windows to a more modern design
- salvage the parquet flooring on 2nd floor (if possible) with repair works on certain areas. Luckily the ground floor marble flooring are still in good condition.
- knocking down 1 wall on the 2nd floor to combine master bedroom with another bedroom (remove built-in cabinets)
- remove bathtub from the master bedroom bathroom and redesign
- install new air-conditioning for entire house
- extending the master bedroom balcony to cover entire area above carporch

These are some of the major works my family is planning to do and would appreciate any help and advises so I can plan my budget. Its a big project as the house is pretty old, so I'm not sure if we should do it in stages.
