Guys need your help here..

Just bought my first house at Wangsa Maju Sec 6 (Dbl Sty 20x75).. So before i move in i'm planning to do some renovation on the house.. Basically on the front area only.. Need your advice on how much do i need to budget to this sort of reno..

my plan is:

1. Demolish old gate (i think around 12 ft wide) & brick
2. Built wider entrance gate (btween 16 -17 ft) with post box
3. Autogate + wiring
4. 16-17ft gate (don wan stainless steel or WI. a cheap one would do coz i don mind repainting the gate every year)
5. Tiling for existing lawn area next to the parking area (i thin its about 8 X 15)
6. Built a balcony without roof/ on existing car porch 20 ft wide (existing car porch only roof)
7. Built car porch on the existing open area in front of the balcony (say around 20 x 12)
8. Built door to enter balcony

And by the way.. usually how long does it take for DBKL approval (plan & reno) before the contractor can actually start to work?

Hope you guys can give some idea or just a rough figure..

need some indicative price for these for a typical 20x70 DSL

- paint whole house = +- 2 to 4k
- kitchen cabinet(dry + wet , considering quartz stone or granite top with tray accessories inside cabinets + an island) = 20 to 28k
- 2 wardrobe for master bedroom and middle room  = 5k to 7k
- grille = 4k
- 2 doors ( 1 main door and 1 back door) = 4k
- plaster ceiling whole house with downlights(btw what's L box?) = 12k to 14k
- auto gate(wrought iron or stainless steel) + motor = WI-4k + motor-2k
- demolished room partition downstairs to expand the dry kitchen + dining area - subjective have to look on site
- retiling - subjective depends on what type of tile u wanted to
- zinc roof - what type of roof also subjective
- wiring + plumbing relocate = 10k to 15k also subjective

lol~ different materials different price...but in the end, minimum spend RM40k and above for decent renovations: kitchen, cabinets, grills.

Hi, need some advice here. If your fren is a contractor, will u ask him to renovate yr hse  for the benefit of 1) cheaper rates 2) negotiable ? I have a fren who quote my hse where the price is more expensive than other contractors. Should nego with him on the price or shud i move on with other contractor?
