there would be no inspection by the MPKJ after renovation completed.....just write a simple letter to MPKJ asking to refund the wang cagaran.....enclose together with the original receipt.....since my renovation started the day i submit application to MPKJ, my contractor asked me to go asking for refund next month since it be illogical my renovation completed in 2 weeks....just got the approval from MPKJ end of last month.....

not sure if i break any rule according to approval plan......looking at the plan also make me confuse...

If you intend to break the rules, why would you want to get a renovation permit in the first place?
Is it due to:
1. You don't want Majlis Perbandaran to disturb you during renovation?
2. You do not want the Majlis Perbandaran to declare your extension as a illegal structure AFTER you had built it? This would allow the MP to tear it down.
You'll continuously be living in fear for having a illegal extension which leaves you at the mercy of the enforcement agency.

If you are to built your extension as per plan (drafted by approved Building drafter and approved by the local MP), then you would be able to get your new CF. This new CF would be based on the newly built up areas of your new house. The new additional built up area should not be more than 50% of the previous built up area.

CF is issued by the your building plan's architect and LAM (Lembaga Arkitek Malaysia) instead of the previous arrangement by local MP.

Part of the reason for the arrangement I suspect is that, a consequence from the Highland Towers incident where local authority are absolved from any legal suits, i.e. immunity.

Workers by day, crooks by night

SERDANG: Police recovered loot worth RM300,000 recently after arresting five men suspected of being odd-job labourers by day and burglars by night.

During the day, the men, aged between 30 and 40 years old, did minor renovation work at houses and monitored nearby houses.

They would then wait till the wee hours of the morning before making their move.

Acting Selangor police chief SAC Datuk A. Thaiveegan said the suspects’ crime spree came to an end when police raided their house in Sungai Besi on Oct 27.

They had earlier broke into a house.

When the raiding party moved in, the burglars were in the midst of trying to pry open a stolen security safe weighing more than 100kg.

“Investigations showed the men would observe the neighbourhood while doing odd jobs,” said SAC Thaiveegan.

“In the early morning while it was still dark, the suspects would use their skills from doing renovation work and odd jobs to break into their targeted house,” he said.

Police recovered jewellery, watches, computers, two stolen Toyota Camry and various house break-in tools.

He said the suspects armed with a fake gun would be high on drugs when committing the crime.

They have been actively breaking into homes in the Serdang, Kajang and Cheras area the past one year.

Sources said police were tracking down other members of the gang still at large.
