Hi, Is below price reasonable or high side?
1. Wall Tile till top (join from existing 5”) = RM6@sqf
2. Skirting : RM4.50@sqf
3. Floor tile (remove & lay existing tiles) = RM6.50@sqf
* All above without Tiles, only labor + material

The area covered are

13 x 23 Kitchen
20 x 27 Living room

For the Living room, the hacking and laying the tiles been quoted 4K+ (excluding tiles), so I could assumed the kitchen should be 2.5-3K too shocking.gif

I have has similar like you but cant give you any solution as still happen to me.

9 years ago when I moved into my house and noticed this, hence have file a complained to the developer since it still under warrenty.
What they does is
1) Removed all existing marble (Yes, Marble)
2) Removed the slab included sand till the bottom of the base (structure)
3) Relay a layer of waterproof
4) Put in new sand as suspect due to the sea or river sand which causing those oily sign (wood / dust...)
5) Put paper type of waterproof (paper like when we put chicken rice smile.gif)
6) Put in new tiles, yes tiles, as I want to replace with marble...

But after 5 - 6 years, this problem back again till now and it will keep growing...

* More than 6- 7 houses that I know is impacting within this 2 row

I think it's more than that. Not inclusive
of tiling/plumbing/wiring......
*
Than reduce what you need to do....
I will suggest you reconsidere "and i need to extant my living room as well, 24' x 2'."....
than will only extend of behind, should able to cover it...but you need to check few more contractors...I have 4 contractos in my list and only 2 between 50-60K (exclude title).
