Do you still need estimation of pricing? I can get someone to break down the pricing for u so u can compare with your contractor and plan on your budget.

Basically i called up my contractor btw his a close friend and this is what he came up.

1.Extention Back - below 10ft :
a. Kitchen c/w : Wall tiles & Flr tiles
b. Back Door + Fencing
c. Concrete table (no cabinet)
d. 1st floor c/w Aluminium window
e. 8m tiles 1x1 standard - 10-12k

2.Change existing tiles (standard) top and bottom 1400 2 ft - depending on Tiles (8-12k)

3.Car Porch - 5002 ft ~ 8k

4.Paint internal and external - Paint Cost ~ RM 4000 / Labour indonesion worker 2500-3000 if with Chinese head 4-4500k

5. Plaster Ceiling - flat - 3 / sq ft roughly 800 - 1500k depending on size and design.

Overall: Depending on what material the price will land on 40k,50k,70k

From the detail u provide this is rough estimation to work on your budget. Basically if u wanna work around your budget to see there is anything to actually maximize your need and cut those overhead cost. Initially i wanted to do car porch but instead i end up spending more on my living room and tiles. If there is any more question i suggest u visit his webpage cause im an IT guy so not much of renovation stuff i can explain. What he did for me was back extension with tiles, kitchen cabinet, grills and alarm system. The whole thing came up to about RM22k. Hanif444 ada advice dari contractor i, kalau u really nak renovate tempat u, make sure ada plan submission cause MPSJ really kacau 1. So besides all the price quotation that he quote also put in budget for plan submission. If get insider to do usually 1 month if owner do himself usually 3-6 month but if u anak datuk or tan sri maybe 1 day lar . ~ RM3,500

The drawing approve can last for 1 year. so maybe plan the drawing first and sort out someone to advice on the design and costing.
