Personally, I don't like the place. Have a few friends who stayed there for a while, then moved out. The main road (Surian) is very jammed. People park on the road shoulder and make the jams worse. Opposite are low cost flats, a lot of mat rempits. Haven't been there in a few months, maybe now is better but I doubt it.

Better alternative is just nearby, damansara perdana. The penchala link really life saver there, as it's never jammed. Riana green area also okay, traffic sometimes bad but at least neighborhood is nice. Else if budget is a concern, then flora damansara is affordable, accessible via damansara perdana also. There's also condo/apartment in bandar utama, cannot remember the name now, bukit utama?

I remember now, bukit utama it is. Best if you get opinions from people living at Pelangi now. I stay in Dsara Perdana a few days a week, and i'm pleasantly surprised that the traffic is pretty good. Tempting me to stay in DP more permanently. As you can tell, traffic is a big concern for me blush.gif . Also like tonight, the whole curve area is jammed up, want to go home also cannot. Lucky DP got penchala link.

Btw, do you think it's worthwhile waiting to see if prices will fall?

It's the mat rempits I tell you. I remember last time go visit my friends, can see damn a lot of them in big groups. Got once, police catching one on foot some more, like TV show, just opposite at the row of shops with the mamak doh.gif

Can u even get a unit for RM170-RM180k in that area ur looking at?

Is Flora Damansara the one just opposite the Shell station?  Anyhow, whether it's Spring, Flora or Summer Damansara *grins* I find that area a little too congested - there's so many blocks and it's so high - a little too populated for my liking!

What about checking out Opal and Sutera or something like that?  But those are probably at least twice of what ur expecting to pay
*
Tinkerbel, opposite Shell is Palm Spring. That one cannot use at all. It's the highest density condo I've ever seen. Have friends living there too, and to walk from your car park to your unit is like a marathon. Opal quite new and quite expensive, 350k at least. Low density from the developers of Cita (on of my favourites). Flora Damansara is just before the LDP toll (Kepong). Also quite high density, hence the cheaper price.

I believe 180k can get Flora damansara or Pelangi, unless prices have increased. Palm Spring also maybe can.

Neither would I. Been there a few times too, and the units are really small. Maybe it's due to poor layout. Very low cost, you can even see big pipes running through your "kitchen". Looks fine from the outside though tongue.gif

Is Palm Spring Damansara the one next to the traffic lights?  That looks much better (facade wise) from Bayu Puteri.  After having been to Bayu Puteri, I don't think much places would fair worse than it!

I wouldn't even put my enemies up at Bayu Puteri !  tongue.gif

Yes, it's just by the traffic lights opposite shell. It's behind the shophouses there (chinese restaurant in front). There's a backroad which goes around it and under the Jalan Surian to Opal/Cita. This road is always lined with parked cars. Try go in lah, have to pay parking one doh.gif

More and more units being put on sale now. I think people are offloading. I can see new "for sale" signs coming up every so often.

guys, pelangi damansara prices shud be around RM170-180 rite? basic unfurnished la... i saw a few online and on paper. gonna approach them, but very unsure.

is it good, shud i buy? bla bla....
932sq ft too small? 4-5 o ppl ok la.. small family...
*
Read all the opinions above la, nobody has anything good to say so far. Ultimately the decision is yours. 4-5 people for 932sq ft is tight. If 3 rooms, even worse.

Try looking at Kota Damansara, considerably lower price and just down the road from pelangi. Btw, 180k to 220k is a big jump, I think 220k gives you a much wider potential list then. Secondary market condos easily can find 220k ones. If you can consider older ones, SS2 1400 sq ft is only 200k-250k.

Also, i think you overestimate the size of 900+sq ft. If it's 3 rooms, it will be very tight, you and your family will feel claustrophobic. If 2 rooms, not so bad. Nobody will want to stay at home rolleyes.gif

If u can afford it, go for a 3 bedroom (make sure the bedrooms aren't closet size!) unit instead of a 2 bedroom unit.  And the reason's because it's easier to sell a 3 bedroom unit as compared to a 2 bedroom or studio / 1 bedroom unit.

@viper,
I didn't say DP's the best but it sure is better compared to uh.. Bayu Puteri smile.gif

tinkerbel, what I meant was for a 900+ sq ft condo with 3 rooms will seem much smaller than a 900+ sq ft condo with 2 rooms. Although technically the footage is the same, the presence of one extra room makes the whole place much smaller.

areankim, you should definitely look around much more then! I was under the impression that you had already looked around and settled on Pelangi. Try searching online ads like iproperty etc for a quick look see

@areankim,
I just browsed through iproperty.com.my and did a search for residential units below RM250k in PJ / Selangor and I had 541 results.  Perhaps u can go through that too and check - some results are irrelevant as they're bungalow land but at least that'll give you an idea.

It does look like there are a couple of units available for sale at Spring Damansara.  I saw a Sutera Damansara too, which I think isn't too bad but i haven't been in there to have a look see.

Am checking out Bukit Utama this afternoon but that's out of your budget.
*
Yes I also did a quick check on iproperty and it returned many results for your budget.

tinkerbel, bukit utama, is that pelangi utama?

guys.... how bout kota kemuning? there are so many around there. all they post as kota kemuning. some around 218k other at least 300k. mayb it's the houses near Kota kemuning?
*
Kota Kemuning?! Wow, that is a long long way from your initial criteria of being near your workplace! It seems like you have your priorities all jumbled up. Unless you mean Kota Damansara which I mentioned before?

Btw, I have a friend who has a bungalow there, beautiful place, within a cul-de-sac. But, going there feels like travelling outstation blink.gif

@areankim,
If ur based this side of town, U probably can look at Kepong/Sg Buloh/Sri Damansara areas instead of Bukit Rimau.  It looks like u've changed ur options and is now looking at landed properties; does it also mean area is no longer a priority?

@myusername,
Bukit Rimau isn't all that far - depends where ur travelling from, but not so 'kua cheong' as in like travelling outstation.  My best friend's @ Bukit Rimau!
*
Lol tinkerbel. Of course I'm exaggerating, it just feels like travelling outstation to me. Sungai Long and Kota Kemuning, these two places make me feel like I'm travelling outstation. Maybe it's because some parts of the highways are not lit.

Is it still surrounded by squatter houses? Heard any plans to relocate the squatters?
