Yes....is same.....for Liquidator site they called as verification fees (Nice description).....for ours buyer site we did not know this fee for wat....we always call is as "liquidator fees" (Pay for nothing... sad.gif ). Last time they collect 2% of SnP price (For first transaction of each unit).....after JMB bargain with them they are agreed to reduce to 1% of surveyor value (I think), in order to make more owner transfer their unit to strata title. (Make more money)

How long is depend to the lawyer and our owners loh.....wat i understanding that normally it will go by group, if out of 30-40% of total units paid + MOT, it will very fast.....of course is oso depend to that lawyer. (The lawyer is from liquidator)

Pls take this opportunity to change your title, i heard that after 1st or 2nd batch successful to transfer the title.....Possibility the verification fee will resume back to 2%.

Haha......you hv the choice not to pay.....but for those sell their unit within this 3 year times, they are forced to pay in order to complete the transaction otherwise your transaction will not be successful without liquidator consent.... sad.gif

Since they are requested another extra 800++ for lawyer fee and Land office, i dun think they collect money without doing anything. We can sue them for cheating us. biggrin.gif

Anywhere, JMB will inform us for next step.

The unit is 10-8-1...is not mistaken.....no owner/tenant stay....is empty unit....facing garden....

I initial want go to bid.....but my budget only 205k.....one of agent told me susah nak dapat....so drop it.....good luck to the bidder...

What i know/heard that the 1% is only available for transferring title process, if you not take this opportunity to transfer your title now, later you apply to transfer, you still needed to pay NORMAL 2%. For normal SnP still needed to pay 2%.

I not the agent ....i dun know market value.. tongue.gif , but i think should be around 120k ~135k....is depend which floor and facing where. Renting i think around 650 850.

OIC....The smallest unit in B.OUG is 775 & 791.....now sell around 120k ~ 135k......u can find an agent to source for you....but not many owner will let go their unit now....due to future LRT

The fee (regardless verification or liquidator fee), only pay for one time per each unit.

Eg.

if you pay 1% for title transfer.....later u sell your unit....the buyer no need to pay it anymore.

if you decide not convert to individual title now, later u sell your unit...other u or buyer need to pay 2% in order to complete the transaction.

Me too....when i bought my first house in Jan 1997, that's time the rate is BLR + 1.25.... sweat.gif

Lucky it oni stand a while drop back to below 8%.....otherwise.....i want to "poi kai" lah......that's time gaji sikit loh......

IMO, if you are very sure that the foreign immigrants without legal permits, actually you can report it to management. If you area really dun want to show your face, jz email them ask them to investigate and must feedback to you by email on the outcome....

Look around our new development neighbors....all talk about 350psf and above and again look at existing OG height, they all asking above 250psf.....

Dun u think our price still stay at 160-170psf, after we get our waiting for so long time - strata title?

Look at current auctions unit, all units was bid over 200k, although bank valuation is around 180k - 190k, but they still keen to bid to high price and top up their downpayment, is he/she cray liao....nope...because they are know there is no another chance to get a unit wt bigger size, freehlod, cheap in KL area anymore.

There is a new notice board set up by DBKL in between B.OUG condo & bridge propose that

1) Increase the population from now 60/acre to 500/acre

2) To build 4 block resident building with 31-33 storey

What r understand that Kiara residence only have 4 blocks wt 12 & 13 storey? How come now 31-33 storey? If not kiara should be Z residence, but z only 2 block.......Is it possible Rainz residence?
