 Living in an affordable housing project

The current apartment I'm staying in has an average price of a unit at around RM350k - 400k, albeit its about 20 years old already.

Despite the not-that-very-affordable price per unit, they are still largely being rented out to foreigners. So much so it feels like a mini B---esh or My----ar here.

I've been looking around at Rumah Selangorku programs lately, which have prices below RM300k. It got me thinking, wouldnt people use these affordable homes to just rent out (and even more easily) to foreigners too?

Is there anyone here who is currently living in an affordable housing project like Prima or Rumah Selangorku? How is the living experience like, especially in terms of neighbours / community? I wouldnt be too happy to move out from one mini B---esh or My----ar to another.

You're welcome to share other aspects like the JMB, quality of amenities, etc.

Selangorku has rules that you can't rent out to foreigners, so its still not so bad at the moment. But definitely you will still have the B40 locals.

well.. bright side.. parking is a lot easier as most don't own cars!..no loud music, children running around, pets(!!??),
drunks??.. we only had 1 incident

I believe first and foremost you have to decide if your intention to purchase the Rumah Selangorku or PR1MA projects are solely for more to own stay or renting out in the future(investment) or a bit of both combined. Reason if if it's for own stay, the profit if reselling the property in future or the returns you will get from renting out the unit won't matter too much. If it's for renting out those aspects would take precedence. If the location of the Selangorku or PR1MA is not good, chances are the property won't appreciate much if at all, at in some cases the property may depreciate especially with high-rise. Also, depending on the location, if it's not located at a prime area it would be more difficult to find tenants and the rental price won't be too good as well when compared to properties at prime areas.

Despite the rules set out by the government for PR1MA and Selangorku which forbid the owner to sell or rent out the unit within 10 years, something like that, there are few or many cases where the units are already rented out within the 1st year for PR1MA projects. Rules are set but there is little to no enforcement and people don't really bother. Neighbours or community it would depend on luck.

The amenities at PR1MA Brickfields are OK and majority or the residents are Indians. My brother-in-law and sister have been staying there close to one year now. The only complaint at the moment is the current management which is said to be lousy and the residents are looking forward to kicking them out when the term expires. There are many complaints and things are not managed properly it seems. Also, the design of the building is not very good as rain water will splash in to the units through the main door during heavy rain for some units. The monthly maintenance fees are considered to be high at above RM300 and most of the residents are unhappy.

yes this. even now my RSKU apartment residents are discussing about where to install the EV chargers for tesla and BMW.

Visited some friends and families who staying in Rumah Selangorku (RSKU) projects. Most of them didn't report any unruly neighbours like you hear from those PPR flats or like your current condo that you mention. A lot of them staying there are young professionals and gov servants.

One reason is maybe because RSKU don't allow renting, and having a foreigner around is an immediate red flag already. Another reason is you still need to get a regular bank loan to acquire those houses so usually those who own and stay at RSKU tend to be people with well established careers.

Funny thing a lot of the cars parked at these RSKU tend to be more expensive than the house itself tongue.gif

Is this rule only stated in the offer letter? I cant find it anywhere on the RSK website. Google searches do show discussions and news articles, but no actual source of the ruling

I think if the household income is just below the max limit (which IMO is quite high), no kids, and smart financial decisions, I think its still possible

Rules are rules, importantly is implementation. Many PR1MA houses are bought by those well to do and then rented out to B40.
