again, you're thinking malaysia as a perfect world but it's sadly not

there's a reason why people keep going to withdraw their KWSP which we all know they shouldn't
these people don't even have emergency fund, they can't even fork out RM500 if you ask them to now(for whatever emergency)

BNM even revealed a very high percentage of malaysians has zero savings

so now, it's never about when....my answer is you're never gonna be able to afford it in your lifetime if you wanna be super realistic about it else you're gonna suffer for that 30 years just because you wanna buy low quality brick

Dont need to focus on big high level numbers. Im sure u know these numbers compromises all walk of life from drop outs to phd holders, under performance as well as high rising stars.

Focus on improving own self, hard work with discipline, makes friends around and with luck dont think its that hard make 8-10k after 5 years working.

Even small time business owners such as hawkers, servicing industry, automotive repair not that hard to make above 10k after several years in the industry.

Put in S&P500,  easily 100% in 5 years.
25% is not a good return.

Up to you to stay behind high level numbers and average. Reward awaits those that sacrifice and strive.

Of course you'd be in the red if what you do on monthly basis is:

- cheong, hari hari mau
- nonstop gaming with steam sales setiap hari je,
- kiasu type, people have latest timepieces or phone you also must have
(To an extent kolik have new car or new apartment, you also want to join the bandwagon, lompat masuk gaung be in debt for it)
- last but not least, can't lay off the crack. ESPECIALLY plastic crack because it's accessible to all ages.

The old days of wealth planning or just simply menabung common sense already down the drain. Hell, I'm big on gaming and plastic crack too, but c'mon people...

Good. Now we're getting to the real question.

Setting aside the ability to borrow, would you borrow 100k or even 200k to invest in anything?

If the person investing is the type that doesn't want to borrow money to invest, then why borrow 400k to invest in a house?

If they don't know the ins and outs of property investing, they are actually gambling with 400k. Just because it's a safer investment doesn't make it any better. Because people can also invest 200k in bonds.

When it comes to property investing people always forget the risk component. Not sure why. End up all cannot flip. Tenant cannot find. House rosak need repairs. Last2 stuck with a 400k loan

1. Housing loan is cheap
2. Invest in property, no up also can live inside. Save cost of renting house
3. Aside from principle gain. Still can get rental income.

S&p500 is just paper number

no wonder need to ban air BNB in KL. too many cannot collect enough rent to pay mortgage and are low balling each other to the bottom and it is affecting the hotel occupancies?
