how can roll to 500k even? those fry property 1?
*
mortgage, car loan, credit card is already enough

in fact credit card/BNPL alone is enough

young malaysians' income today really cannot afford anything that they shouldn't be thinking about house or car and should NOT be owning any credit card
but reality is they did and it's bankrupting them
thus i'm gonna repeat myself time and time again, credit card is NOT a good thing...it will only make people spend more than what they can afford

given the amount, most likely housing loan?

credit card debt impossible can go to that extend for young people
*
why not
credit card, once u reach a level where you can only or can't even pay the minimum payment on the statement

it's game over aka either AKPK or bankruptcy

it won't take RM500k at all, the compounding interest + late payment fee every month is going to roll and kill you

But but no credit cannot show bank I have good credit score wor

Young Malaysian also need get house or car what if not how to have family?
*
nobody today truly can afford a house no matter how much you wanted it...so stop thinking about it

and you don't need credit card to show others that you have good credit...you just need to be able to show yourself peace

We were taught to study hard get a degree, get a job if lucky get a gf

Then marry and start a family

Now cannot de? But that education was 10 years ago 😭

Now cannot think then what's next after degree?
*
degree today has become too common
next thing you know degree is useless and masters is minimum
thn PHD is minimum and masters and degree is useless
thn what's next? hmm.gif laugh.gif

it's all heading to a dead end from where i see it

spend so much money to get this and that only to be offered minimum wage by HR/manager
with no way to pay off that education loan doh.gif
and thn AI overtaking everything ain't helping one bit laugh.gif

Plenty of sub-sale (leasehold with 60 yr left) within 350k to choose from in Klang Valley area.

RM350k with 30 year loan (loan 90%) = RM1.5k per month

If dual income family = can make do

If single, rent saje
*
yet another one that think that way which again leads to bankruptcy

RM1.5k per month which means household income need to be AT LEAST RM4.5k per month
that's just the mortgage

not yet including fire insurance(most basic), cukai pintu, renovation, downpayment, stamp duty
some are one time cost which u need to pay upfront, some are yearly payment

unless u really just wanna buy a 4 walled brick only

same as buying a car, it's not just the car alone...there is a whole lot more cost behind the scene waiting for you

No one ask you to buy house once you graduated from school

If you rent also you need pay the similar amount. Perhaps a lesser commitment

Prepare a 20% upfront for fees and minor renovation. If a couple worked for 5 years should be able to afford that
*
again, you're thinking malaysia as a perfect world but it's sadly not

there's a reason why people keep going to withdraw their KWSP which we all know they shouldn't
these people don't even have emergency fund, they can't even fork out RM500 if you ask them to now(for whatever emergency)

BNM even revealed a very high percentage of malaysians has zero savings

so now, it's never about when....my answer is you're never gonna be able to afford it in your lifetime if you wanna be super realistic about it else you're gonna suffer for that 30 years just because you wanna buy low quality brick

Dont need to focus on big high level numbers. Im sure u know these numbers compromises all walk of life from drop outs to phd holders, under performance as well as high rising stars.

Focus on improving own self, hard work with discipline, makes friends around and with luck dont think its that hard make 8-10k after 5 years working.

Even small time business owners such as hawkers, servicing industry, automotive repair not that hard to make above 10k after several years in the industry.

If it's really that easy thn won't have so much people in the e-hailing and delivery business
