 tenant request 2 new airconds, how much rent should increase?

Raise the rental 250 for let's said aircon cost RM2500. You will ROI within a year.

Or else

Ask tenant to install by themselves (with no raise rental)

ok. I think I just tell them increase by Rm 800 / one month utility deposit. take it or leave it.

Tell them rent 3K, don't like then don't rent.
Willing buyer, willing seller. Can always look for new prospect tenant. biggrin.gif

i probably would not do so much calculation
I might pay in advance, becoz that aircon still belong to the owner.
However, it must agree that, if Tenant end the Tenancy
- within 6 mths, They must pay RM1600 as compensation. RM800 each.
- within 1 year, They must pay RM1200, RM600 each
- within 2 years, they must pay RM800, RM400 each
(these number are jz giving an idea...you may lower the number)
**Take the compensation in adv, if u may

as mentioned. Aircons are still urs. They pay the electricity right? I see no harm

How many tenants will pay compensations to landlord after the end of tenancy other than forced deductions from security deposits, if there is any left to deduct 😂

Tenants are smarter now knowing some landlords won't refund security deposits and they just don't pay rent for the last 2-3 months.

Even the best tenant will argue till zebra stripes change to polka dot to pay any compensation. 🤣

Even the best worded contract can be breached, if there is intention.

Due diligent first. Why need to add another 2? Current 4 not cold enough? How many people will stay there later? Later become bangla apartment with 30-50 person inside

Take in advance, u are paying. The adv on Aircon is gonna flow back to tenant, somehow. Compensate will only happen only if tenant move out within 2 years
On top of this, you may ask RM10-RM30 extra on monthly rental thou if u bohsong.
At the end of the day, you can walk away with the deal. If not, The extra Aircon will become additional feature to the unit. Win win gua

1 year, total RM6,000.00. That is too much. Tenant would be better off to install themselves and take it out when they leave. The downside is, you can't control how the installation is done.

As landlord, ultimately it is for long term. So, increase minimal for current tenant, example RM150. Make it known to current tenant, subsequent year it will be RM200. If he leaves at the end of tenancy, then next tenant you can increase or maintain. At the end of the day, look at your market demand of your neighboring units. Look at recovering your cost over a 2-3 year period.

If you install on your own, you can decide how neat and tidy you want it to be. If tenant sendiri pasang, then when tenant leaves and remove, you will have lots of holes in many parts of your wall.
