 tenant request 2 new airconds, how much rent should increase?

quick question, there is one prospect requested me to install 2 new airconds. My property is landed. Rental RM 2500

Tenure just 1 year. If I increase my asking rent by RM 500, is it too little or too much>?

by considering the cost of airconds, hacking the wall to "pull" the new wiring , installation , and the changing of the new fuse box etc etc as the power consumption is increasing.

and the hassle.

Takut nanti after few months MIA, the deposits cant even cover.

Market for installation is around 300-400 haven't include length of copper and wiring . 1 feet is around rm25-35

Why requested to change? Existing unit too weak or non-inverter type and prospect concern of higher electrical consumption?

My unit got 4 airconds. she want another 2 more. total 6. my electrician say need to check the main fuse. later cannot tahan the whole house explode. ahahaha.

sorry. I mean the process of install. need hack the wall, extending the wiring, additional switch etc etc.... like mini renovation ady.

dont install for them, if they dont have money to install themself, i am sure they dont have enough money to stay long if you raise the rental

If I am in your situation, few consideration factors:

- What is the hp of aircond required
- how long is the new wiring and piping required
- must it be concealed or can do with external trunking if not too long the distance
- inverter or non inverter needed, which would depend on who pay the utilities bill

Also, need to factor in aircond with periodic services could last u at least 5yrs or the compressor usually has longer warranty period than tat. You could look at recuperating your cost in longer term and better prospects in attracting future tenants. Well, if the existing tenants ask for it, find out why they need extra aircond and tat could work out to become necessity in attracting future tenants.

Just my two sens.

Residential tenant comes with macam2 demand. A nicer word is 'request' 😅

Non residential tenants dont have these type of demand ... everything is diy.

Not sure why residential tenants are 'SPECIAL' that landlords have to ensure their comfort 😂

Gipping them the ac is not expensive with cheap brands BUT, BUT, BUT .... whether he can afford the utility bills that comes after the comfort.

Even if tenant wants to diy, U should increase the utility deposits to cover for unpaid bills 🤑

Alternatively, ask tenant to fix himself. At the end of TA, landlord buys the ac with agreed pricing after 1, 2 or 3 years tenancy, provided is in working condition. It saves landlord the headache with future tenants.

not really sure where your complain comes from. The market is always willing seller willing buyer. If you have the nego power of course squeeze to max, only naive ones will hand soft.

Don't waste time with residential tenants. Squeezed till balls swollen when landlord desperate. After 6 months, open new thread say no pay rent and utility.🤣

Non residential tenants normally will rent as is basis. Not to say there will be no problems but not those chicken feet headache 😲
