Today going to Bangsar South attend their UOA Sales Gallery, they have launching soon UOA Condo at Johor Bahru, Walking Distant just 5 to 7 minute to RTS.

Their have Size from

639 Sqft (2 bed 1 bath) - Rm 751,464 (1176 per sqft)

693 Sqft (2 Bed 2 Bath)

904 Sqft (3 Bed 2 Bath)

1033 Sqft (3 Bed 2 Bath Dual Key)

1315 Sqft (3 Bed 2 Bath Huge Balcony)

All the Price are after Discount , so is Nett Price. Other Type u just using the Type Sqft x 1176 per sqft, because their sqft will be similar same, every floor just top up RM 600.

Estimated Launch in Sep 2025, they also will build own Cover Walkway to RTS

Exism CIQ Project can said good bye already, selling 1330 per sqft. Game Over Exism CIQ

Base on my understand the Linked Bridge not do all the way to RTS ya, they only do very Short Linked Bridge to cross the opposite building, and then do Cover Walkway to Existing normal Bridge, once cross the Normal Bridge i am not sure whether they have continue do Cover Walkway to Sunway Mall, because after Cross the Normal Bridge , the walking around 1 to 2 minute can reach Sunway Mall.

the Red line is the Sky Linked Bridge, Yellow Line is Cover Walkway, then the Blue Circle is the Existing normal Bridge (现有的人行天桥), so the walking is need go 1 big round then can reach the Sunway Mall, then go through the Sunway mall to RTS.

Dont buy Exism, they over price and the distant very far from Future RTS.

Currently the project can buy is Majestic Gen Sphere, Coronade Phase 2 (Launching Soon), UOA JB (launching Soon), Oasis Phase 2 (Launching Soon)

the walking distant for above 4 project to Future RTS

Majestic Gen Sphere - 11 Minute with Linked Bridge

Coronade Phase 2 - 5 Minute with Linked Bridge

UOA JB - Estimate 8 Minute with Partial Linked Bridge Partial Cover Walkway

Oasis Phase 2 - 6 Minute but not Cover Walkway not Linked Bridge

Future Price we dont know yet, but as seen the JB Market so Hot Now, i think possible will slightly go up a bit, but also very depend which project you buy, if u ask me Rnf and Exism, i will said not, because they very far and now already hit 1350 per sqft.

ya, but as i know Coronade Resident Phase 2 will launching soon, they also have full cover linked Bridge to future RTS and CIQ, walking distant is more shorted only 5 minute, the bad thing is they sell condo is without Car Park, they only can rent car park...

Already over 1k per sqft, now the Walking distant with linked Bridge they sell 1.2k to 1.4k per sqft... Exism is the Highest Price 1.4k++ per sqft. hahaha tongue.gif

KLCC also depend how near KLCC, if walking 10 minute to KLCC then Yes, the new project is around 1300 - 1500 per sqft, if walking within 5 minute to KLCC the price will be 2200 per sqft. so is really depend how near to walking to KLCC

at Mont Kiara if new project will be at 1200 per sqft, Desa Park City will be closed 1400 to 1500 per sqft. now Mont Kiara Lose Desa Park City already

Their SPA Price Pending Bank Confirm

Their Linked Bridge Pending MBJB Confirm

THeir Rebate Package Pending their Bank Value then only can confirm

So they would not increase price so much, trust me. unless they really launch and start Sign SPA, once they got unit sell around 20% they only will increase the Price...

I buy for Own Stay, i work in Singapore, so i need JB 1 house, KL 1 house as station, because currently work from home, so i stay KL

yes, their Toilet and Small room dont have Window, so my Solution is at toilet do Absord Fan suck the air to ceiling, for Room just buy Air-purifier will do, and sometime on Air-cond the air will flow over the room.

i buying 551 Sqft after discount is 671k.

Yes, those buyer near RTS condo normally is working in Singapore one. some buyer are Singaporean do 2nd home , some buyer is buy for invest and rent out.

City is like that, u go see KL Surrounding like TRX, bukit Bintang, Velo city, KLCC area all is High rise Condo Surrounding.

Because JB Triangle near RTS and CIQ land is not much left. only below this 3 Triangle is walkable to future RTS, once the land not much left, the new launch condo price will be higher.

You right, in 2029 and 2030 will have 20k unit completed, so very depend on what project you buy.

Me lo, but i not Very high salary, just middle sia.

Not Possible 10 min pass through from JB to SG la, u need to queue for scan u passport also, and this RTS every trip only can take 1000 people, so also need to Queue, i expecting at peak hour still need 30 minute to 45 minute to commute from JB to SG

Oasis Phase 2 the Condo Name is call Sky One. the Price will Similar the Majestic Gen Sphere, will be from 1200 per sqft to 1300 per sqft depend on the Size u buy, but from Oasis Phase 2 walking to RTS just around 6 minute, is very near, just they dont have Cover walkway and Linked Bridge

for Coronade my friend buying Phase 1 since 2023, he buy lower floor 5xx sqft price around 607k, so per sqft is around 1100 per sqft, but Coronade dont come with any car park, their Phase 2, i think the Starting price will be 1300 per sqft because they have 2 linked Bridge, 1 to CIQ, another 1 to RTS.
