Actually i am Johorean also, just buy few property in KL and Selangor, so very familiar this 2 area. but at KL City indeed now cant use it compare to JB, but the Klang Valley High rise Condo also quite many and over supply, Compare to JB, JB Condo still not that a lot.

but in future will JB also Grow Population but need take time, what i see the potential at JB CIQ because i know a lot Singaporean will come to JB to buy condo and Goreng the JB Property Price up, so just buy and keep for long term, once the Surrounding CIQ and RTS Area not much land to build high rise, then the price will going up.

During Peak Hour have need to queue is normal situation bro, RTS at least can reduce the people queue time , 1300 psf if short distant walking to RTS should be around this price, if u think is over price to you and just can dont buy, but the selling data will tell the truth.

RTS2 mooted... But PM Lawrence stays silent....SG went ahead with Jurong East regional township despite Malaysia cancelled HSR. I am not optimistic of RTS2 for now as it encourages more Malaysia workers to earn sgd salaries and stay Johor to spend their money. SG rather hire more pino, mainland Chinese, continental Indians to work and spend in SG.

I dont think they will build another RTS and Custom at 2nd link, that was costly and not much benefit to Singapore, some more our RTS 1st link as i know they start propose is 2013 year then until now 2026 just complete. haha, taking 13 years to done it.

Actually i also buy for own stay, if for investment and want rental income more higher i will still prefer KL instead JB, but for JB is got Potential because i know a lot Foreigner like 50%, Singaporean, China, Taiwanese they buying Near CIQ area condo for investment or holiday home.

Commercial like shop lot is best option, but need a lot cash flow, haha, maybe in future got cash flow will invest in shop lot also.

i invest in Klang Valley very early like 2012 untill now, but now what i see in Klang Valley also quite a lot condo here, definitely currently if u want rental higher and stable u can choose Klang Valley, the rental is pretty good, and the demand still high.

but for me, JB near Custom Condo got pontential due to the land very limited and not much left land. like below CIQ golden Triangle area the land not much left, once finish the land, then the developer only can build the new condo at further

away like Pelangi, Danga Bay, yayah awal there which not able to walk to RTS.

Another confidence is a lot Foreigner buying CIQ area condo like Singaporean, China, Taiwanese etc. they buy for holiday home or invest. normally most Foreigner buying that mean the housing price support will be very strong like KL Desa Park City, Mont Kiara, Bangsar South.

ya, if they decide build High-Speed Rail then 2nd RTS would not build already.

Original Plan is build High-Speed Rail, but i think maybe is Johor not agree. haha, because if build High-Speed Rail, 50% Singaporean go KL Shopping, Spending, then Johor GDP will drop, so i think the High-Speed Rail will postpone until 2027 or 2028 when the king switch to other State. haha

Not Worry, I staying in KL and study at KL around 10 Year , but i am Johorean also stay there 18 years. haha, so i very familiar JB, KL and Singapore.

if u want play rental game, better take dual key unit, because dual key the rental will be higher than normal unit.

If u want go for Investment buy for Dual Key and the Property Price dont buy over 700k.

for example 700k installment Rm 2954 + 250 Maintenan fee = Rm 3204

if u unit is dual key, simply rent Rm 1500 x 2 = 3000 + Car Park rental 300 = 3300, then can break even u installment

the maintenance fee just estimate, but roughly is around RM 250, i bought 551 sqft dual key.

for Upcoming Project

UOA - launch Sep'25
Oasis Phase 2 - Sky One - launch end of Aug'25
Coronation Phase 2 - launch Oct'25
Exism Phase 2 - Q4 Next year
Kim Lun - Q2 to Q4 Next Year


actually i know Exism got phase 2, they just bought 1 more land near RTS, just beside this UOA only, but they not launch this year, they will launch next year
