the Red line is the Sky Linked Bridge, Yellow Line is Cover Walkway, then the Blue Circle is the Existing normal Bridge (现有的人行天桥), so the walking is need go 1 big round then can reach the Sunway Mall, then go through the Sunway mall to RTS.

From the picture given in the brochure, it seems like the walking route is as shown in the picture below. This has been confirmed by UOA's sales agent.

According to the sales agent, UOA will build a public link bridge /walkway to be shared with ART passengers. Total walking distance is 400m

we jb kampung ler, how to compare to kl city

anyway if u buying for ur own use, good for you, wont be a problem at all

most jbrean will need a space for parking for sure, not many can survive purely on public transport n grab actually

anyway I dont really go downtown unless necessary

Me lo, but i not Very high salary, just middle sia.

Not Possible 10 min pass through from JB to SG la, u need to queue for scan u passport also, and this RTS every trip only can take 1000 people, so also need to Queue, i expecting at peak hour still need 30 minute to 45 minute to commute from JB to SG

Oasis Phase 2 the Condo Name is call Sky One. the Price will Similar the Majestic Gen Sphere, will be from 1200 per sqft to 1300 per sqft depend on the Size u buy, but from Oasis Phase 2 walking to RTS just around 6 minute, is very near, just they dont have Cover walkway and Linked Bridge

for Coronade my friend buying Phase 1 since 2023, he buy lower floor 5xx sqft price around 607k, so per sqft is around 1100 per sqft, but Coronade dont come with any car park, their Phase 2, i think the Starting price will be 1300 per sqft because they have 2 linked Bridge, 1 to CIQ, another 1 to RTS.

Ya ya, you are right, they will build the new bridge and Cover walkway to the Sunway Mall, then the Sunway mall can access the RTS Custom

Actually i am Johorean also, just buy few property in KL and Selangor, so very familiar this 2 area. but at KL City indeed now cant use it compare to JB, but the Klang Valley High rise Condo also quite many and over supply, Compare to JB, JB Condo still not that a lot.

but in future will JB also Grow Population but need take time, what i see the potential at JB CIQ because i know a lot Singaporean will come to JB to buy condo and Goreng the JB Property Price up, so just buy and keep for long term, once the Surrounding CIQ and RTS Area not much land to build high rise, then the price will going up.

10 min walking distance to KLCC can still get 800psf in summer suite.

JB more than 10 min to SG should be below 800psf but nvm just keep buying lah. Cheap. Be like those who invest 10,20,30 years ago in JB smile.gif

JB SG RTS can only carry 10k passengers per hour per direction.

MRT Kajang can carry 20k passengers per hour per direction during peak hours

JB city centre area more than 20k units easily 30k people. All fight to enter train.

But it's ok la just buy more. Very cheap only. RM1300psf.

During Peak Hour have need to queue is normal situation bro, RTS at least can reduce the people queue time , 1300 psf if short distant walking to RTS should be around this price, if u think is over price to you and just can dont buy, but the selling data will tell the truth.

RTS2 mooted... But PM Lawrence stays silent....SG went ahead with Jurong East regional township despite Malaysia cancelled HSR. I am not optimistic of RTS2 for now as it encourages more Malaysia workers to earn sgd salaries and stay Johor to spend their money. SG rather hire more pino, mainland Chinese, continental Indians to work and spend in SG.

I dont think they will build another RTS and Custom at 2nd link, that was costly and not much benefit to Singapore, some more our RTS 1st link as i know they start propose is 2013 year then until now 2026 just complete. haha, taking 13 years to done it.

seriously nowadays im really not too sure about sporeans buying condo in jaybee

but for your own usage, no problem, sure ok

maybe next one can have a look at commercial property at jb

Yes can sell but in rental market can get demand?
I call R&F agent last month. They said got demand but not close to asking price.

Anyway I stick in Klang valley la where tonnes of high paying job exists. To each his own.

Actually i also buy for own stay, if for investment and want rental income more higher i will still prefer KL instead JB, but for JB is got Potential because i know a lot Foreigner like 50%, Singaporean, China, Taiwanese they buying Near CIQ area condo for investment or holiday home.

Commercial like shop lot is best option, but need a lot cash flow, haha, maybe in future got cash flow will invest in shop lot also.

i invest in Klang Valley very early like 2012 untill now, but now what i see in Klang Valley also quite a lot condo here, definitely currently if u want rental higher and stable u can choose Klang Valley, the rental is pretty good, and the demand still high.

but for me, JB near Custom Condo got pontential due to the land very limited and not much left land. like below CIQ golden Triangle area the land not much left, once finish the land, then the developer only can build the new condo at further

away like Pelangi, Danga Bay, yayah awal there which not able to walk to RTS.

Another confidence is a lot Foreigner buying CIQ area condo like Singaporean, China, Taiwanese etc. they buy for holiday home or invest. normally most Foreigner buying that mean the housing price support will be very strong like KL Desa Park City, Mont Kiara, Bangsar South.

ya, if they decide build High-Speed Rail then 2nd RTS would not build already.

Original Plan is build High-Speed Rail, but i think maybe is Johor not agree. haha, because if build High-Speed Rail, 50% Singaporean go KL Shopping, Spending, then Johor GDP will drop, so i think the High-Speed Rail will postpone until 2027 or 2028 when the king switch to other State. haha
