If priced right, my only concern left is the developer. Puncak Dana is a boutique developer, not public listed. Any idea about their cash flow?

QUOTE(Clueless07 @ Jul 21 2025, 02:19 PM) Yeah- what has this place become? Which place got no jam? Everywhere also jam. You got lrt as alternative is a bonus already. Problem with such TOD projects is they tend to skimp on giving carpark. 7xx sqft here give max 1 carpark only, whereas others like M Aspira and Stellaris can give 2.so many Ara-Ara everyone also take LRT? people here dont need drive car anymore. as far as i see- Ara has 4 egress point. 1- the main one via airport road to Federal HW/NKVE- which is jam gao max max 2- the route via Cantara to BU..... it is just connect to other township, not really a major exit point. 3- the one via airport road towards airport.... who wanna go there la. 4- the one through the tunnel to Kelana Jaya/LDP. only 1 and 4 consider proper route. both also jam gao gao. we already see a few of the condo din fly and GG Pacific place is dead, despite low price. Nova is dying- cant fetch much rental. AraGreen- was high class atas last time with it green design.... now badly maintain, but still have high occupancy right? H2O- how is the occupancy? so small area, so many projects also not many offices and commercial around this area to support the population. |
