If priced right, my only concern left is the developer. Puncak Dana is a boutique developer, not public listed. Any idea about their cash flow?

Almost every development now also use walking distance to LRT/MRT lol. By using the main road (PJU 1a/44) it's only around 300m so they are not wrong, just need to make sure they will do a covered walkway. But the biggest issue is the traffic towards Subang sweat.gif with aratre and perla now done, maya ara just VP, myara and pinnacle coming up and new lauches arra, amara, triara haven't even mention existing pacific place, urbana, potpurri, H2O. People staying there gonna have a field day in the traffic. biggrin.gif

even build on top of the station only needs to walk. This is right next to the mall and 500m from the station. Your only concern is the walkability which is questionable until plan for the SDP owned plot next to the station is clear.

1- the main one via airport road to Federal HW/NKVE- which is jam gao max max

only 1 and 4 consider proper route. both also jam gao gao.

Nova is dying- cant fetch much rental.
AraGreen- was high class atas last time with it green design.... now badly maintain, but still have high occupancy right?

Which place got no jam? Everywhere also jam. You got lrt as alternative is a bonus already. Problem with such TOD projects is they tend to skimp on giving carpark. 7xx sqft here give max 1 carpark only, whereas others like M Aspira and Stellaris can give 2.

am not saying only AD is jam.
other places also jam- the different is that they have other egress points while AD is limited.

yup- the LRT helps.... but as you pointed, the limited parking gonna screw the buyers/tenants.
Each unit gonna have 2-3 cars.... so where they gonna park?

It is true that PJ, Subang Jaya etc have jams

But the jam in Ara Damansara is next level and for a place that is ‘convenient’

Surrounded by saujana golf, subang airport, kwasa Damansara (pj side) & tropicana golf. And since the subang airport road connected with flyover to usj, it became an alternative to LDP especially the cars from kelana jaya (cgc glemarie) + cars exit from NKVE to subang airport road.

Actually the traffic can be smoother if the vehicles from kelana jaya and nkve exit don't kiasi kiasu cut into the right lanes immediately

Old Subang Airport road jammed all the way, as people are cutting in to NKVE

On the other hand, driving to federal from Old Subang Airport road is also the same

The tunnels connecting Ara Damansara to PJ is also jammed af, to and fro from PJ

And sometimes the tunnel doesn’t even open

I’ve stayed in Ara Damansara for a brief period of time and my office was only at Sunway at that time

And I can honestly tell you that I was so happy to move out from there

ara jam because 1. the nkve flyover bottle neck, some genius though 2 lane each for a junction of 4 highways were enough. 2. sdp's genius entrance design plus the abomination of town planning within it.

I see, only you guys local residents would know the situation. I’ve driven through during off peak hours and thought the route from AD to SJ was quite straightforward

The real bottle neck is when it flood especially at the NKVE underpass. Then another flood prone is at the turnoff junction to Kelana Jaya. Last is the flood area at the underpass of Federal Highway. Even if no rain, as long as Federal Highway is jammed, Subang Airport will be jammed every morning.

Ara Damansara by itself is a nice place. Just the access roads is not.

I live in Subang Jaya now

And I’m working in Putrajaya

Traffic there when I was going to work from Subang to Sunway takes about 25 mins (going to work) 40 mins (coming home from work) same with Subang to Putrajaya (40 mins both ways)

Last year I was working in the heart of KL, near intermark while still staying in Subang

And I can honestly say that it was still more worth it than Ara Damansara lol

Cause it makes more sense for me to go back from KL to Subang to be slightly jam and take about 45 mins (on good days) or 1 hour and 20 mins (maximum)

But to take 50 mins to 1 hour plus from Sunway to Ara Damansara? Lol seriously one of the worst connected place that I’ve stayed in

You just try to get out from Ara Damansara to Subang or KL at 5pm on weekday, then you will understand. But if you stay in Ara and work in Ara and only travels in Ara, then all is good.

Most of us who stay in Subang area know this place well. We are immune to jams. We know where's the floods...even on top of flyover.

Basically, all the exits are choked due to PJ jam. LDP during peak hours also super jam, Subang airport main road also super jam due to the merger at glenmarie there.

So from Ara to Sunway, can really take 1 hour plus during peak hours. This only happens at weekdays. Weekends are all good

It all depends on where u want to go. You can turn right at traffic light towards Subang Airport and Sungei Buloh side/ Kota Damansara. There you can go up through DASH highway towards Shah Alam or to KL through Sprint.

If you want to go to Subang Jaya or Federal Highway, then no choice. Have to follow jam.

Best solution is just not to stay there if you have a normal 9 to 5 job

Unless you stay in a condo that is directly linked or walkable to the LRT

If not then all the best

The other day I was in a project. I told salesman how come so many units unsold when claim it is 80% sold. He said..it is true 80% sold but based on what's released for sale. So it is Tower B not open yet, only part of Tower A released for sale. Clever marketing these days.
