 inherited a house in puchong but no use of it

Puchong is a massive district.
Just some places jam, the whole bloody district gets a bad rap.

TS, just sell the house as is where is, and invest the proceeds.

landed freehold house in KL is really good neighbourhood is very hard to find. sell liao dunno where to buy back

if you pay attention there are fewer and fewer freehold projects in KL , let alone landed.

Refinance 300k. Adjust monthly installment 1800.

Fix it to basic livable condition. -30k.

Hold cash on hand 270k. Rent out 1800 per month.

Pump all into asb, asm, or whatever dividend funds.

Enjoy the dividend.

If you’re in the main Puchong area, Bandar puteri/IOI Mall area, traffic is insane. There’s no Kontra flow to PJ every morning anymore. If your house is deeper in (Puchong utama, meranti), good luck.
Traffic within Puchong on weekends is also super fucked. By 12PM, there’s heavy traffic to leave Puchong.

cash out & buy other better location.
usually contractor will buy because they fix it only take 10% of the normal cost they charge.
