Exism CIQ New Project Causewayz Square is Launching.

the after rebate is start from 633k for 474 Sqft

They have few type and after rebate price as below

1 Bedroom 474 Sqft - 633k
2 Bedroom 667 Sqft - 8xxk
3 Bedroom 850 Sqft - 1 million ++
3 Bedroom Dual Key 850 Sqft - 1 million ++


The Location walking to CIQ is around 11 Minute (i actual walking time, Google is not Accruate), for Future RTS might add on another 5 minute so total is 16 minute to 20 minute depend on you walking speed

Surrounding CIQ Project Like Majestic Gen per sqft is Rm 1250 per sqft, Exism Rm 1320 per sqft, Rnf Phase 3 Rm 1063 per sqft

What do you think? is it Worth to invest in Exism CIQ Project?

on par with trx area already, ppl who work at singapore and rent at jb because of cheap rental

if rental for even a studio is so high, might as well just rent cheap at singapore ended up same rental with here already

I think the rental rate near CIQ area has a ceiling rate by looking at the tenants profile.. High income professionals working in SG would not be bothered to do daily commute to cross SG border. RTS may change the scene a little but not gonna be a complete game changer. Partitioned unit is still main player for rental investment in CIQ area although I am not an advocate.

Maybe when SG rental rate hit sky high like a HDB common room rental is S$2000 per month then you may see CIQ rental shoot through the roof.

The able to compareable now is only RnF Condo, 1 bedroom rental around 2500

1 bedroom whole Unit is rental 2500, not 1 room rental zzz

3 bedroom whole unit rental is around 3500 only

went to have a look at this recently, scary
4k over units, reminded me of country garden

rnf living conditions are not that good, quite messy, not too sure those paying 2.5k are those going SG to work, or offering illegal service in the room, or working in the night life

by the time exsim is ready, I think town area shud be filled with condos, not too sure the price will still surge or not, reminds me of the condo surge during 2012

Recently there are a lot of new development near CIQ

can't imagine the traffic there later

there is only so much foreign worker allowed in SG, there is a quota

with the drop in opr n rumour again in sept, agent will have an easier job convincing buyer

I think now its a good time to let go of any condo at hand in jb
