I am not sure about eviction legal fees as I rather keep and use the money when the tenant ever sue me for 'illegal eviction' 😂

Logically, is better the tenant use the legal fee to pay rent and cont to rent instead of suing the landlord.

what does your rental contract say about non payment, exit clause
eg. if rental is not received in full by xxx day of the month for continuous xxx months, this contract is considered null and void.

party A reserve the rights to clean out and the cleaning fee shall be borne by party B

something like that?

i see malls they put up notice on the door by landlord if no pay in x month, shall commence clearing. Mall side usually have contract that the shop must open by 10am and close by 10pm also.

usually mall will assist as much as possible to maintain their reputation.

i would think it's best to inform them, so that they are aware.. imagine you and your uncle confront him at the shoplot and a commotion is started by the tenant!..
with your preamp warning, am sure they too will be around to ease the situation
