 Need architect to get permit to build wall?

i just want to tear down the metal pagar in my house front and side and replace it with wall. Maybe make the gate entrance bigger as well so 2 cars can drive in.

contractor said i need to go MBSJ submit a form for renovating to get permit, need my signature so i must go.

when i reach there they said i need to get an architect to handle all the paperwork including the design.

so whos right? rclxub.gif


is there no other way other than getting architect?

Aiyah, can do in 1 week, just do it lor. Unless you have a very bad relationship with your neighbors, otherwise nobody gonna to report you.

If you're doing any work outside the house which includes shifting the position of front door and windows, you need a permit from mbsj. The permit might need a drawing of the renovation and neighbour's signatures.

for mbsj, just get the contractor to find the architect for you to do the submission. no such thing as asking you to submit since you are not a chartered architect. they will draw, submit and get the approval. once approved, you can start the renovations and once reno done, they will jus give u the ccc.

no approval from neighbour is required. if your contractor are not sure of the process, i suggest to change them

I did my renovation recently, removed the metal grill from the half brick wall half grill fence at the back, and erect wall and do glass roof to extend the back kitchen. I submitted application to MPAJ and since the work involve extension of existing building, need architect drawing and signature as part of the submission document. Also need consent letter from yiu immediate neighbours (left, right and directly at the back) within 10 meters (i think)....

I would belive MPSJ would require more or less the same. I didnt do all these myself, engaged a "runner" to manage architect and MPAJ while i sent all the submissions documents that i have.

Your case of erecting full wall - not sure if this constitutes an extension of existing building structure.

Depending on the type of work, MPAJ requires submission of the contractor's CIDB cert.

If you are tearing down the frontage facing the external side — yes, you need the involvement of an architect. Anything related to the external façade or appearance requires a building plan submission to the local authority (PBT), in this case, MBSJ.

As for the side wall — if it’s a shared wall with your neighbor, it’s considered an internal wall. If your neighbor agrees to the renovation, you don’t need to submit a plan to MBSJ. However, you still need to obtain consent from your neighbor.

To answer your question — it’s not entirely clear, so I’ll break it down:

Renovation – Like it or not, the moment you want to renovate, applying for a permit from MBSJ is compulsory. Getting your neighbor’s signature to support the permit application is also compulsory.

Architect involvement – It depends on the scope you declare. If you are not changing the external façade or the original structure, you don’t need to involve an architect. But the moment you alter the façade, MBSJ will require you to engage one.

True, around my sister housing area they just do it without any town council approval or what so ever, diam diam sudah la 🥳💕

done renovation recently, the MBSJ says that they used to requires neighbour (left and right) consent for reno but they remove this rule as they said that it will make everyone's life difficult as some pricks will not consent. *this is from the mouth of the mbsj staff, not mine.

what we did, contractor introduced an architect to do the drawing and submissions. all approved and renovation starts, after reno done, wait for ccc. never went for neighbors for approval. most important the drawing must match and from a certified architect, only then you can get the ccc. not sure what cert the contractor have but as long as the reno and ccc are given, it doesnt matter as no one check the contractor background (normally no one does). again, most important is the one who do the house plan drawing is certified to do so.

better to have a ccc else they have all rights to tear down the structure.
