so i korek fb marketplace for 2 days,like a unit wanted to buy it,chat wif agen,all good,then ask me when can view,i say tomolo,then ajen ask owner then set lusa,when lusa sampai got msg other ppl aready place booking but will view next week....so basiclly other cust cut me off, tired jugak find ask,msg all this and then no jadi....

so now a days ppl buy house straight booking without view accually unit ka...

i do so many calculating,checking this fee that fee,some fee even ajen xtau,so i go korek info etc,end up kena cut off by booking,or if owner whould just gave the next day viewing then should close deal aready,,,y i need go see?bcause all this pic,ppl curi then post on other posting,hence need to see it in real life

btw how they kira ajen fee?
contoh rumah harga rm 100k for easy kira
epf use 60k then balance rm40k cash
what else? insuran is not complusary right?since its not under loan

agent fee usually owner settle, though it came from your booking fee or deposit.
you should worry on lawyer fee more as they are the one do the most job (prepare snp paper, request for transfer if leasehold, do semakan geran, making sure all the bills is settled before handover the key, deal with buyer lawyer,write cheque to the buyer and settle with bank lawyer(if take loan))

so how much lawyer fee to be expected if the house is rm 100k? how many %? and is it flat rate or beza alot of %? i my self no lawyer so gonna use the ajen lawyer

sometimes, agent has multiple clients, so they try to push whoever puts deposit first… next time, have an agent ( you trust) look for you and get the appointment set..(you are going to pay the 2-3% agent fee), so let them find the deal… you just provide area and budget

the price normally includes the agent fees ( buyer pays).. you still need to appoint your own lawyer to clarify the situation of the property ( leasehold/ freehold/ encumbrances, outstandings to be paid (deduct from the price), cukai tanah, pintu , water, electricity- all done by your lawyer ( this extra fees you pay)… your lawyer will then confirm with you… once happy ..will arrange for signing.. after a few months, the key is handed to you.. congratulations!
i my case,i got an agent to represent me, got a lawyer… once i found a property, i asked the lawyer, who said to pay the 3%, booking fee my case to the agent ( registered company account)… another 10% thereabouts to the lawyer to execute the purchase and necessary 7% deposit and contact my preferred financial bank ( installment in my case)..once the financed amount is agreed, the transaction is done.. you just wait for paperwork to be signed… no other money involved..
after the keys, you will pay ( on your own, with your SnP copies, electricity, water, cukai etc).. and you may get a friendly LHDN dear john letter! 😂

i forget, after final installment, a small fee for the title transfer… in your cash case maybe included

Pro tip bro - don't believe anything the agent says. Almost everything is smoke and BS.

Anything they claim or tell you, ask for evidence or data.

If you're arranging a viewing and they suddenly say the unit is no longer available, it most likely means there never was a unit available in the first place - the ad was just a typical bait and switch (either same day, several hours later or several days later the agent will call and ask "sorry that day the unit got sold, I got good news for you, another unit in a different condo which is even better to propose to you"

Make decisions based on facts - check brickz if you can find transaction data. Listing/asking price is not transacted price.
