the price normally includes the agent fees ( buyer pays).. you still need to appoint your own lawyer to clarify the situation of the property ( leasehold/ freehold/ encumbrances, outstandings to be paid (deduct from the price), cukai tanah, pintu , water, electricity- all done by your lawyer ( this extra fees you pay)… your lawyer will then confirm with you… once happy ..will arrange for signing.. after a few months, the key is handed to you.. congratulations!
i my case,i got an agent to represent me, got a lawyer… once i found a property, i asked the lawyer, who said to pay the 3%, booking fee my case to the agent ( registered company account)… another 10% thereabouts to the lawyer to execute the purchase and necessary 7% deposit and contact my preferred financial bank ( installment in my case)..once the financed amount is agreed, the transaction is done.. you just wait for paperwork to be signed… no other money involved..
after the keys, you will pay ( on your own, with your SnP copies, electricity, water, cukai etc).. and you may get a friendly LHDN dear john letter! 😂
i forget, after final installment, a small fee for the title transfer… in your cash case maybe included
