He is very strategic in what info he shares and how he shares it
He'll always say if know where to look can find those properties with positive rental ROI

However, he doesn't calculate wear and tear, maintenance fees, and even assessment taxes when calculating his ROI. I'm sure he does for his own use, but when he shares his ROI publicly, he never does

It's the same with any investment vehicle.

If you choose a good company, the shares will go up big time .
If the company has good management, the shares will go up big time.

To me statements like this has really no value.

For eg:-

If I bought Nvidia 10 years ago .
Notice if you use a generic high level statement, he can show that he is right regardless of the outcome.
