The reason I can't sell both as one is because it's too expensive and my place is at a non desirable place, despite that my place is close to town, shops, hospital and schools.

If not mistaken, the property sits in the middle of boundary line managed by two different Pejabat Tanah hence two different titles.
As for address, only 1 is given by the local authority that managed the area.
I know of one property where the kitchen area is leasehold and the living area is freehold 😂
Currently the Sgor govt and dbkl are reviewing new state boundary line.
