hardware stability espcially fibre unifi is still top 1. No one can offer open report within 1 day technician come and visit.
Partly due to unfi prioritize their own customer, ie isp that tumpang hssb need to wait longer.

Are you using alternative dns. Try changing dns
For example, I noticed if after 7pm if I using quad9, tng e wallet loading damn long, if I change to cloudflare then loading speed is ok.

No issue on my end at klang valley getting full speed with fast.com
With my experience la, got IPV6 is actually better.
Bro can try free vpn like proton or cloudflare

I am using this cli to generate acc for cloudflare warp direct using wireguard vpn as backup in case tm screw up the routing
Or u want premium routing can get paid vpn just for tm sake. Routing wise tm has no good reputation

Just wanted share this in case of future reference.
My asus router AX1800U has weird issue where it would not connect to WAN or unifi refuse to give it ip after some disconnection with PON.
The trial and error setup that works was
PON-Lan1 connect to WAN of router( depends of router brand, asus i think go say lan-3 is for IPTV, TPlink use 2,3 for internet 1-IPTV,4-voice iirc, LAN>IPTV>instead of Unifi-home that usually works changes to unifibiz. Maintain PPOE credentials of unifi home. Restart both pon and router. Voila. Weird but in the end it works.
If any sifu can shed light on why it works like this, I do be grateful.

No issue here in central region maybe try ipv6 for unifi
