No wonder your landlord dare to increase the rent, figure out your own vs your renovation cost, if u cannot afford just continue rent only, rental is monthly cash outflow and renovation is one big initial cash outflow. Negotiation to increase like 10% for next 2 years, try to lock in rental with 2+1 or 2+2 for longer tenure. Normally shoplot first floor and second floor, landlord most likely don't increase that high.
