 Urban Redevelopment Act (URA), Which condo's will be effected 1st

If the URA comes into action, which properties will be the 1st target or easy target by developers?

Will it be leasehold condo/apartments in prime area with lease remaining less than 40 years?

Or will be all condo/apartments in prime area that are already more than 50yers old?

or will it be problematic condo/apartments in prime areas such as those struggling with Mastertitle and already old- like Bukit OUG condo?

With the new URA act...there is NO NEED to get consent from all owners...i think the threshold going to be 60% only...the rest has to evict either they like or not and accept the compensation.

Even in this Rampai analysis shows a profit of around 100k as compared to market value but in the end they will lose their house and very likely unable to purchase a new unit in the new high rise development due to high prices

eventually all condos in malaysian cities have to face this problem...its just a matter of time

but many are still not aware even active real estate agents

The propose UFA threshold is based on the age of building above 30 old yrs old (75% vote) and below 30 yrs old (80% votes). What I learn is that HK also has similar Law, but only for building age at 50yrs old with 80% vote of agree redevelopment.

Doesn't matter the %, if majority don't agreed, the ura wont go through the vote.

If majority vote to agreed, even if change to 85%, it will still go through.

Only the affected residents knows why ura is necessary or otherwise. We spectators are mere spectators.
