Then price will be more than that.

No point spending money doing will listing property to who.. If something happens to you, lawyer will still do that transfer later and charge some %. Double expenses. So best to just do title transfer.

200k = 5k++
450k = 12k ++

if pass within fam, show recipient IC, recipient birth cert, so they know you two are linked.

and quit rent, assessment receipt, to make sure all payment is up to date.
