No point spending money doing will listing property to who.. If something happens to you, lawyer will still do that transfer later and charge some %. Double expenses. So best to just do title transfer.

It doesn't cost you money to walk into a legal firm to ask for a quotation to complete the transfer.

Not sure yours more 200k is actually how much...

If around 450k valuation... Then it's around 12k++ fees involved...

200k = 5k++
450k = 12k ++

not cheap
