 Apartment and parking lot extremely far apart

‘Beli Rumah, Tapi Macam Masuk Gym’ – Reka Bentuk Pangsapuri Dikritik Netizen

Baru-baru ini, sebuah projek pangsapuri yang dikenali sebagai Pangsapuri Idaman BSP di Bandar Saujana Putra menjadi tular di media sosial.

Dengan harga mampu milik bermula RM234,000 untuk unit seluas 1022 kaki persegi, projek ini kelihatan menarik pada awalnya.

Tetapi, rupa bentuk rekaannya yang unik – panjang melintang seperti “barisan kereta api” – telah mencetuskan pelbagai persoalan di kalangan netizen.

Salah satu keluhan utama yang muncul dalam komen adalah isu tempat letak kereta yang jauh daripada unit penghuni, terutamanya untuk penghuni yang berada di hujung blok.

Ada yang bergurau, tinggal di Pangsapuri Idaman BSP boleh “kurus dalam sebulan” kerana jarak berjalan kaki dari tempat letak kereta ke unit kediaman boleh jadi jauh.

Namun, ada yang menangkis dakwaan ini dengan menjelaskan bahawa setiap unit disediakan dua tempat letak kereta: satu di tempat letak kereta bertingkat, dan satu lagi di luar bangunan.

Seorang pengguna Facebook turut mempersoalkan rasional di sebalik reka bentuk bangunan ini. Antara spekulasinya termasuk:

Adakah ini disebabkan syarat tanah yang panjang tetapi sempit? Adakah ia rekaan paling menjimatkan untuk pemaju? Adakah pembeli tidak sedar mengenai isu rekaan ini semasa membuat tempahan?

Persoalan-persoalan ini menimbulkan perbincangan di kalangan orang ramai, yang mana ada yang menyalahkan pemaju kerana tidak mengambil kira keselesaan pembeli.

Menariknya, pangsapuri ini dijual dengan nilai pasaran sekitar RM300,000 walaupun harga asalnya hanya RM234,000.

Bagaimanapun, terdapat laporan bahawa projek ini sudah mula dilelong, walaupun ia baru siap.

Hal ini menimbulkan tanda tanya besar: Adakah projek ini terlalu “viral” sehingga pembeli tidak melakukan kajian terperinci sebelum membeli?

Pelbagai komen di media sosial, ada yang menyokong dan menganggap harga mampu milik ini sesuai untuk keluarga muda yang baru ingin memiliki rumah sendiri.

Namun, ramai yang menyuarakan rasa tidak puas hati terhadap isu jarak dan kemudahan.

Seorang pengguna menulis, “Parking bertingkat pun jauh. Kalau macam ni, lebih baik beli rumah landed yang dekat dengan kereta.”

Yang lain pula menyatakan, “Kalau untuk harga macam ni, berbaloi asalkan tahu cabaran sebelum pindah.”

I don't mind walking.
What I hate is parking that must go round and round to get to your floor.

There should be a straight ramp to the top floor with exits for each level.

I read in FB last night for this price, owner gets 2 parking lots each. One in multi storey and another at open car park.

In fb comments, many owners posted, owners pon tak bising, yg bising org luar pulak. Yg complain dipercayai belum tentu yg dah beli rumah sendiri pon kan

Too far to walk back home

Normally in private condo, the more expensive your unit (literally higher floors) the nearer your car park to the lift

Imagine this one is at open field how they going to allocate the car park?

Soon b40 won't pay maintenance cause carpark too far. Madani to intervene.
If really need to take max loan, do it rather stay with b40.

This is literally living at the edge.

Felt sorry for the elderly residents though.



I think one of the way to soften the blow is to designate a special path from on end to another, for residents to do busness/open stalls. So every 50m can sit down and rest, replenish energy.

Easy to solve. Just disable lift at ground floor, first floor and second floor. Then if moto wants to enter life, must push manually to 3rd floor first.

Meanwhile the B40 flat nearby. Most of their dwellers body sihat, slimmer. I see their wife and kids…even cross the main road go rows&rows of shoplot nearby just by walking. They walk a lot. Average all slimmer than my apartment M40 pipur

Any architect here and share why they build like that?

Why not build parking below apartment? Then that current parking area can build another block to sell even more income no?
Instead of 3 blocks now cam build 4 blocks

High cost and longer time frame to complete the whole development boz…

Mao piling deeper and gestation period longer…then once stabilize mao upah many worker and rush2 stacking2 all the pre fab wall…. Really high cost…

it's a rumah mampu milik so of course developer don't care about the design

but some condo like the 1 in DPC also have seperate building parking lot and residential. have to walk from parking lot to the next building to access your home

Depend on the cost

If land cost < construction cost they design the car park outside.

If land cost > construction cost, they will design inside the building with an elevated car park.

There is also a basement carpark mostly in mall area but it need constantly fresh air ventilation running and prone to flood if didn't handle proper.

It's 440m. Not 440km, or even 4.40km. Don't be a pussy and walk to your car. That's why we have so many fatso ppl in Malaysia.

Lol saw this apt once... so weird the parking lot design.

Those who's car are parked at the end of the outdoor lot, good luck getting in your car under heavy rain.

At least they can build metal shelter right...

Becauae based on other low cost. They end up parking on the road because lazy and that affects traffic.

lol like my sister's condo.

parking 4 level but actually 8 level since half floor.
drive from one end to half floor to other end to get to other half floor.

in the end basically climb 8 floors. sialan.

This kind of car park design very stressful if you have small children. Imagine some kids fall asleep and you have to carry the kids up or face their tantrum throwing if have to wake them up. not architect here, but from what i recall some similarities during the early MRT phase on why they dont just do tunnelling for all MRT, anything that involves digging costs a tonne more in terms of money and time and effort.

also reminder that PPRs arent designed to be sold on profit so they will adjust whenever possible to fit into the building budget.

land should be much cheaper too in that region compared to prime areas of Selangor/KL. thus cheaper if they just make most of the parking on the ground level

Looking at TS 2nd photo, can guess roughly already why. The project was built right next to a what appears to be ex-mining pond/lake?

Maybe architect/engineers figured it wasn't wise to go below the lake water level. Since this a PPR (I think) maintenance coz in the long run, it is going to be costly, in terms of pumps and other infra maintenance. Tenants in PPR aren't known to be good paymasters of maintenance fees.

**added.... From Google Map, it seems the development area may have been partially reclaimed land. Don't think natural landscape can be so straight especially at lake edge. Even more reasons to not build underground/basement carparks.

Adakah ini disebabkan syarat tanah yang panjang tetapi sempit? Adakah ia rekaan paling menjimatkan untuk pemaju? Adakah pembeli tidak sedar mengenai isu rekaan ini semasa membuat tempahan?

Persoalan-persoalan ini menimbulkan perbincangan di kalangan orang ramai, yang mana ada yang menyalahkan pemaju kerana tidak mengambil kira keselesaan pembeli.
