 Tenant from hell causing my mom trouble

My mom is old, and I hate seeing her being bullied like this. Thank God she's a little tech-savvy, so she can still manage things a little.. But in this case, I NEED YOUR HELP, SO I MAY HELP HER deal with such a tenant from hell.. Appreciate your help so much.

Give a written notice, can be WhatsApp, email,registered post with time bar ie 7 working days, stating clearly failing which you will pay tnb with the utility deposit and rental deposit. Follow by tnb to cut power.

State that clearly.

Cukup masa, cut and follow up with notice on breach of tenancy. Top up deposit or leave.

Yes, written notice is very important.

Nope. With outstanding of almost rm10k, I was able to reconnect back under my own name. The outstanding amount is under the tenant. Important thing is you must have valid stamped tenancy agreement during the period the debt is accumulated and the account is under the tenants name.
That thread you quoted, tnb went after the landlord because of meter tampering

Because everyone says TNB will not supply electricity to the same location until previous bill is settled. See post after yours.

They don't remove the meter. They only remove the fuse. Reconnecting can be done in less than 24hours. My case was in August 2023. TNB officer made copies of all the tenancy agreement from the time the debt accumulated. Make sure the tenancy agreement is stamped otherwise TNB will not accept it as valid agreement. They can say you fabricate the agreement.

Yes. Paid full outstanding and Cut the electric bill. Ask tenant to pay full bill if want to resume back + change to tenant name.

It is not easy to cut water/electric. You can get sued for it
Anything related to legal, will cost you time and money
As owner too, the best choice it to ask them move out, and absorb any loss
Rather than it continued up to thousands
Take it as a lesson, next time try more picky, choose your tenant wisely
But still, anything can happen

I sold my house last year due to bad experience with tenants

Tenant still living there? In your case?
Stamp or no stamp , for TnB is for show.

If your tenant decide to move out, so tell me who gonna pay for otustanding if you decide to rent out again?

You can cut. But depends on many factors
TNB contractor willing to put extra mileage or not. If gate locked all time, they cannot simply go in
Even if owner cut/open the lock, tenant can open report using law later (If tenant willing to lah)
As for now, based on Malaysia law...tenants got right to open report to owner

And change bill to tenant name, can cause another issue if want install back the meter to owner name
Many cases owner still need to pay coz it tied to the address too. But some of them still able to, but banyak cerita.
TNB will make you susah, because they know the tunggakan mostly impossible to get..Haha

Just pay the outstanding electricity bill and tutup the account. Cut loses now better than drag longer and need to pay more in the end.

Btw, why nobody ask the most important question yet? biggrin.gif

pay the electricity bill, terminate it with TNB. she will have to open a new acc with tnb after that.
but there goes the relationship/ whatever leftover trust that is still there.

my advice is just to get rid of the tenant.

Deception.

Get a new sim card. Register the sim as the fake TNB's contractor. Use the sim (TNB) to send message ( not whatsapp message ) to your mother phone. The message should sound like this

" Notis pemotongan bekalan elektrik untuk akaun no:2202508XXXX dikeluarkan kerana anda mempunyai tunggakan bil melebihi 30 hari tempoh kredit. Kontraktor lantikan pihak TNB akan melaksanakan pemotongan pada tarikh xx/01/2025. Sila membuat bayaran dengan segera untuk mengelakkan gangguan bekalan elektrik. Bayaran penyambungan semula dikenakan kepada pihak pelanggan selepas pemotongan bekalan elektrik dan pihak kami tidak bertanggungjawab untuk sebarang ketidakselesaan yang timbul. Sekian, harap maklum".

Screen shot the message between this sim & your mum's phone. Extend it to the tenant.

At the same time, go to TNB request the cutting on the date mentioned. Reason, the tenant may ignore the message ( bring it on). If the tenant really did not pay, cut the power supply, let the tenant taste it the hard way. The subsequent reminder screen shot between the fake TNB & your mum, the tenant will think twice to ignore it again.

After the 1st attempt, continue to recycle the reminder. Tenant play 1st lunar of the month, landlord play 15th lunar of the month.

last time i just cut tnb, took 2 months only cut.
1 week the tenant no power.
ask deposit 1 month rental only help connect back.

it's actually good to have the TNB still under your mom's name. At least you still have the option to cut the electric supply.

If it's under your tenant name, you have less choice to chase them out if they don't pay your rental on time.
