messaged him,also no reply. Call, no pick.up

what should i do.? landed House, no acccess card.

hahaha i have similar situation before many times.. and hate to say all of them that do this in my case is not chinese , only thing you can do is find them and talk to them face to face talk until everything is clear. if they still not pay up month after month then is time to find another tenant

No tenancy agreement is already a red flag.

And you should have intervened earlier, not wait until 3 months of non-payment.

Any IC, photo of the tenant? Many things you can do if you have these, lodge a police report, threaten to cut water and electricity etc.

Being too nice doesn't pay you well.

Take a drive there to check the place out first, maybe already moved out, hopefully not die inside.

No agreement means the tenants also no need to pay the rent. Plus, they can damage the house as they like.

Why? No proof of docs they must pay rent or keep the property pristine like Day 1. Don't play2.

Better u kick them out before they burn down the property later.

Yes, better chase them out or make a proper agreement.
They might use the premise illegally, ie prostitution den, drug store etc and as owner you are liable because no agreement.

Next time filter ur tenant, woth valod tenancy agreement
But it is still based on ur luck. Better something than nothing

I sold my house last year because of stupid tenant, although got valid agreement. Cut air/tnb no work, much hassle

maybe you can bring a friend who is the same race as the tenant to talk to them in native language and resolve peacefully? what race of friend you should bring along?

if it were me (oh god why, touchwood) step by step
1. since no comms response, GO visit the property (strongly suggest bring a friend or TWO along and when you are there, TAKE PICTURES/record video)
...1(a) The purpose is for YOU to see if they still staying there and the condition of the property.
...1(b) If they are there, talk face to face - i'd tell them to move out within 7 days from the day you visit
...1© If the house LOOKS abandoned, like they've left - don't masuk first.

2. AFTER visit the property, LODGE POLICE REPORT. First to state that you rented out whom and when ,THEN
...2(a) if the tenant is still there, put in your report you have given VERBAL notice for them to leave within 7 days since tak bayar
...2(b) if no one there, ask if the police can accompany you when you enter the house (like fellow forumer said, maybe dieded inside already)
...2© you may also state your intention to cut the utilities
in a way - You are building your LEGAL documentation now - so if shit (paiseh mod, pls dont ban me, just expression) hit the celing, you got some black and white

3. Once the visit and report made
...3(a) well, if they are still there after 7 days - you gotta pay but serve them legal letter (eviction or something), then proceed to terminate the utilities
...3(b) be prepared cost-wise, there is a chance they will leave but only after making a huge mess

anyway, just my 2 cents, hopefully if you do meet them - everything can be settled amicably - win win both sides thumbsup.gif

For me, I always buy condo as investment properties as oppose to house.

Why?

Because whenever tenant don't pay, I can block access card.

Blocking their TNB and water bill, may cause issues, as tenant has right to access, they can sue you.

Latest trend is to go and remove all doors and windows.

Maybe hire some people to go live in there with them, say that's your new tenant.

Renting here is pain in the ass especially tenant not paying. Even with tenancy agreement, all the hassle to apply court order etc if follow proper law.

Since no tenancy, u go there and ask him when he is going to pay rent, else kick him out.

I'm thinking that if tenancy agreement never existed, u can actually use it to your advantage. u can cut water and electricity at your own will. u can also lodge a report for intrusion. however, u need to face the consequences of tenant doing bad things.

Move in and live with them until they move out. Everyday bring in prospective 'tenants' for inspection, friends. Play loud annoying music, prayer, chanting, etc. Annoy the F out of them.

i think u have to get ready and speak to them properly, perhaps ask the neighbour if they are still there?

im not sure if u have the right to move everything out if they are not home.

do you have access to the house or they already change the lock?

u have to get ready to really speak to them.. perhaps during weekend. else u will just get there and back home for many months to come.

Before you stop water u give reminder will stop at bla..bla..date. will not be responsible bla..bla.

If he want to press charge let it be..rental also cannot pay wanna engage lawyer? I deal with few defaulters for the past 20 yrs..never once they bising² I lock the water meter. Once pipe locked they will automatically call u to deal the payment. Mostly because their wife bising² cannot cook wash etc.

But it up to you..If u willing to be bullied by tenant then let them stay la with no consequences

Just throttle the inlet valve to 25% and lock it la.
At least this is more humane than totally no water.

actually by law can we do so? get somebody to live in with them since it's your house you have the say and they can't object it or can you move in yourself it's not consider intrusion right?
